Role Overview
This position is part of the Strategic Consultancy team within a global real estate firm headquartered in Riyadh, Saudi Arabia. It caters to professionals early in their career aiming to develop expertise in real estate advisory, market analysis, and project feasibility studies, with exposure covering various assignments throughout the GCC and the broader Middle East region.
Key Responsibilities
- Serve as a primary contact for miscellaneous real estate consultancy requests and assist in the development of proposals, client pitches, and tender submissions.
- Perform comprehensive primary and secondary research to evaluate real estate markets, examining elements such as supply, demand, pricing trends, performance metrics, project pipelines, and overall market outlook.
- Evaluate different real estate development frameworks including land leasing, rental operations, and sales models.
- Measure project effectiveness using critical data points like Gross Leasable Area (GLA), rental and sale prices, land needs, and Floor Area Ratio (FAR).
- Contribute to the creation and upkeep of extensive market databases covering multiple regions, compiling historical records, current supply and demand data, and forecasts for future developments.
- Conduct segmentation and comparative benchmarking analysis for asset categories such as residential, retail, hospitality, offices, industrial spaces, and entertainment venues.
- Analyse demographic, economic, and market indicators to appraise drivers of real estate demand, such as population expansion, household formation rates, and employment changes.
- Prepare detailed market research and feasibility documentation encompassing macroeconomic context, site-specific evaluations, market positioning, development tactics, and financial forecasts.
- Gather and interpret market insights to assist with project scheduling, formulation of development briefs, phased project implementations, and competitor benchmarking.
- Assist in developing financial assumptions and constructing feasibility models in Microsoft Excel, utilizing discounted cash flow (DCF) and internal rate of return (IRR) analyses.
- Support the creation, review, and refinement of development appraisal reports and financial models.
- Develop presentations and convey results effectively to internal teams, clients, and senior stakeholders using Microsoft PowerPoint.
- Contribute to business growth activities by helping prepare proposals, presentations, and submissions to clients.
- Participate in site inspections and travel to project locations in the region when necessary.
- Stay abreast of market developments and actively share knowledge within the team.
Required Skills and Experience
- A Bachelor’s or Master’s degree in Real Estate, Economics, Finance, Business Administration, Commerce, Business Management, or related fields.
- Preferably one to three years of pertinent experience in real estate, market research, consultancy, or feasibility analysis.
- Advanced proficiency in Microsoft Office applications, notably Excel, PowerPoint, and Word, with proven ability to handle data analysis, reporting, and presentation tasks.
- A solid grasp of financial principles including cost and revenue analysis, profitability metrics, cash flow, IRR, and NPV calculations.
- Excellent analytical capabilities with the skill to interpret market data, detect patterns, and produce comprehensive, high-quality reports.
- Capability to juggle multiple assignments efficiently, establish priorities, and adhere to deadlines.
- Strong English communication skills, both written and verbal; knowledge of Arabic is advantageous.
- Meticulous attention to detail, ensuring high accuracy and quality in deliverables.
- A team-oriented approach with effective communication skills to engage colleagues, clients, and other stakeholders.
