Role overview
The Accounts Receivable Accountant will oversee receivables for property development work, covering both off-plan and completed-unit transactions. This position focuses on accurate milestone invoicing, prompt collection of customer instalments, adherence to IFRS 15, and careful tracking of escrow-linked activity.
Key responsibilities
- Create milestone invoices in line with the Sales & Purchase Agreement (SPA) and the approved instalment structure.
- Recognize revenue according to IFRS 15, which governs revenue from customer contracts.
- Keep customer ledgers and instalment schedules accurate and fully reconciled.
- Review receivable aging and chase overdue balances in a timely manner.
- Work closely with Sales, CRM, and Legal teams when payments are delayed or accounts enter default.
- Monitor post-dated cheques (PDCs) and handle follow-ups for returned or bounced cheques.
- Match escrow receipts against customer accounts and project-level records.
- Compile aging analyses, collection projections, and project-wise receivables reports.
- Assist with month-end closing, deferred revenue reconciliations, and audit support.
- Ensure VAT requirements are correctly applied to property sale transactions.
Requirements
- A bachelor’s degree in Accounting, Finance, or another closely related field is required.
- Professional study such as ACCA (part qualified), CA (part qualified), or an equivalent qualification is preferred.
- 4 to 5 years of experience in accounts receivable is expected, ideally within real estate development.
- Solid understanding of IFRS 15 and revenue recognition for development-related projects is essential.
- Hands-on ERP exposure with Odoo, SAP, or Oracle Fusion is needed.
- Strong reconciliation ability and analytical thinking are important for the role.
- Excellent written and verbal communication skills are required.
