Position Overview

Qiddiya Investment Company is revolutionizing the entertainment sector in Saudi Arabia and seeks a seasoned Senior Manager specializing in Land Cost and Valuations to join its Master Development Unit. This pivotal role involves driving comprehensive financial and land cost modeling that directly influence land cost allocation and masterplanning as project districts progress through stages of planning, design, and delivery.

Key Responsibilities

  • Conduct detailed land cost modeling and allocate costs at both city-wide and district levels.
  • Verify and ensure the accuracy and reliability of data used in analyses.
  • Develop subsidy scenario models and perform sensitivity analyses covering various development pathways.
  • Transform complex datasets into clear, succinct business summaries to support informed decision-making.
  • Enhance and maintain the structural framework of the land cost model.
  • Contribute land valuation insights and financial analyses to underpin strategic choices.
  • Collaborate closely across multidisciplinary teams including Implementation, Cost Planning, Master Planning, the Master Development Unit Financing team, and other organizational units.
  • Participate in shaping land sale strategies, supporting land transactions and negotiating commercial arrangements.
  • Critique and challenge existing assumptions, providing recommendations to improve investment results.
  • Produce executive-level presentations and reports for senior management.

Candidate Requirements

  • Possess a Bachelor's or Master's degree in Finance, Real Estate, Economics, Urban Development, Civil Engineering, Architecture, or a closely related field.
  • Have 8 to 12 years of substantial experience in real estate, infrastructure development, or development finance sectors.
  • Demonstrate advanced proficiency in Excel and complex financial modeling techniques.
  • Experience in land economics, infrastructure advisory, or master development is highly preferred.
  • Deep understanding of the land development lifecycle including infrastructure delivery and subdivision processes.
  • Knowledge of land valuation principles, cost planning methodologies, and land use classifications.
  • Exceptional project management and stakeholder engagement capabilities.
  • Excellent verbal and written communication skills with the ability to synthesize technical and financial details effectively.
  • Strong analytical and problem-solving skills to navigate complex scenarios.
