Land Surveyor

Role Overview

ARC Properties Limited is developing Wick Hall Estate, comprising 221 residential units in Saint Catherine, Jamaica. To centralize survey control, the company seeks an experienced Land Surveyor to oversee engineering survey and level control onsite. Reporting to the Lead Construction Project Manager, you will play a critical role within the internal project team, ensuring correct positioning and elevation of roads, drainage, services, and residences at each construction stage.

Key Responsibilities

• Perform precise setting out for roads, kerbs, drainage, water, sewer, and other services, including managing gradients and invert levels.
• Mark building platforms, foundations, structural lines, setbacks, and final floor elevations accurately.
• Conduct independent level verifications throughout the construction phases, including ground stripping, marl layering, sub-base, foundation, and floor slab stages.
• Carry out earthworks surveys with volume calculations for cut, fill, stockpiles, and imported materials to assist progress tracking and cost management.
• Produce as-built surveys of roads, drainage, utilities, and structures to maintain accurate records.
• Maintain comprehensive and well-organized survey documentation.

Qualifications and Experience

• BSc degree in Land Surveying, Geomatics, Land Information, or an equivalent recognized qualification combined with extensive practical experience.
• Minimum of three years post-qualification experience in construction or engineering surveying, including at least two years devoted to residential subdivisions, housing developments, or civil infrastructure projects.
• Demonstrated competence in setting out roads, drainage systems, utilities, and building foundations based on engineering drawings.
• Proficiency in earthworks volume calculations and progress measurement techniques.
• Hands-on experience using total station, GNSS or RTK equipment, as well as digital or automatic levels for effective field data collection and processing.
• Familiarity with AutoCAD, Civil 3D, or similar design software.
• Possess a valid driver's license and readiness to operate on an active construction site under various weather conditions.

Desirable Skills

• Experience with large-scale residential projects featuring repeated unit designs.
• Knowledge of the National Land Agency's plan-checking procedures and processes for obtaining splinter titles.
• Expertise in drone surveying, photogrammetry, or point-cloud data processing to aid progress and volume reporting.

• Assertive and confident in identifying discrepancies and capable of halting work if levels do not meet specifications.
• Proactive in planning survey activities in alignment with project timelines rather than responding solely to immediate requests.
• Effective at collaborating directly with contractors, consultants, and external Commissioned Land Surveyors.
