About the role
This position is responsible for running property operations smoothly across the portfolio. The Senior Operations Manager will help keep the environment safe, efficient, and well maintained for shoppers and tenants, while supporting the Managing Director in guiding the operations team, managing external vendors, and meeting all health, safety, and regulatory obligations.
Key responsibilities
- Set direction for operations teams across the business portfolio, including property management and on-site operations.
- Manage the daily functioning of all properties so they perform well, deliver strong service, and remain compliant with legal and regulatory requirements.
- Evaluate, refine, and put in place operating policies, SOPs, and practical standards that improve efficiency across the company’s properties.
- Improve operational productivity and control costs through budgeting, forecasting, and allocation of resources, while still protecting safety and quality.
- Track and review KPIs to measure performance and spot opportunities for improvement.
- Lead, coach, and develop members of the operations team.
- Oversee vendors and contractors to ensure service quality, value for money, and adherence to contract terms.
- Make sure all properties comply with statutory rules, safety requirements, and internal policies.
- Manage crisis response and business continuity planning across all sites.
- Support asset enhancement initiatives, upgrade projects, and operational handover of newly acquired properties.
Requirements
- A degree in Engineering (Electrical or Mechanical), Building, Facilities Management, or a similar discipline.
- Solid knowledge of mechanical and electrical systems.
- Around 15 years of experience in operations or facilities management, ideally within retail malls or commercial buildings.
- At least 5 to 8 years of experience in a leadership position.
- Strong leadership, people management, communication, and interpersonal abilities.
- Comfortable working independently and engaging effectively with people at all levels.
- Able to work to tight deadlines and approach problem-solving in a practical, organised, and resourceful way.
