Job Overview
This position involves comprehensive property management responsibilities to ensure the upkeep and smooth operation of a commercial property, including common areas, facilities, and tenant relations.
Key Duties and Responsibilities
- Conduct routine inspections across the property covering common areas, equipment, public walkways, and the building's external facade.
- Assess tenant fit-out proposals and provide informed recommendations.
- Manage incident and complaint reports related to the public or tenants.
- Ensure adherence to regulations established by relevant authorities consistently.
- Design and execute preventive maintenance programs for the building along with mechanical and electrical (M&E) system upkeep.
- Engage in feasibility analysis, spatial planning, and technical coordination addressing prospective tenant requests for new or existing shopping malls.
- Evaluate contract specifications like cleaning, security, and landscaping services, and propose enhancements to service quality.
- Prepare repair cost estimates, issue calls for quotations, recommend contract awards, and oversee the completion of repair projects.
- Develop the annual maintenance and expenditure budgets.
Qualifications and Requirements
- A degree in Building, Real Estate, Engineering, Facilities Management, or Business is essential.
- At least three years of practical experience in property, facilities, or building management, preferably involving engineering and M&E system knowledge.
- Excellent communication and interpersonal capabilities combined with a strong service orientation.
- Ability to operate effectively with minimal supervision.
- Possession of Fire Safety Manager certification is considered an advantage.
