Lead Quantity Surveyor - Fit-Out Projects

About the Role

We are seeking a seasoned Lead Quantity Surveyor with specialized expertise in Fit-Out projects, covering sectors such as commercial, hospitality, retail, residential, and high-end interior fit-outs. The ideal candidate will have extensive experience managing quantity surveying and commercial activities specifically within Fit-Out environments, as experience primarily in civil, infrastructure, or general building construction without strong Fit-Out exposure will not be considered.

Key Responsibilities

• Oversee all quantity surveying and commercial processes throughout fit-out projects from initial contract stages through to final account settlement.
• Develop and scrutinize comprehensive cost estimates, bills of quantities (BOQs), tender documentation, and overall cost plans.
• Handle procurement and commercial negotiations related to subcontractor and supplier packages.
• Assess subcontractor bids and commercial proposals thoroughly.
• Track project costs, including variations, claims, and overall financial performance metrics.
• Manage preparation and evaluation of project variations, interim valuations, payment certifications, and closure of final accounts.
• Maintain contractual communications and address commercial issues with clients, consultants, subcontractors, and suppliers.
• Identify potential commercial risks and apply effective cost control strategies.
• Offer commercial insights and support to both project teams and senior leadership.
• Lead, guide, and mentor Quantity Surveyors and members of the commercial team.

Qualifications and Experience

• A degree in Quantity Surveying, Civil Engineering, Construction Management, or related disciplines.
• Mandatory strong background in Fit-Out projects.
• Proven track record in a Lead or Senior Quantity Surveyor role.
• Proficient knowledge of contracts, commercial management, cost control systems, handling variations, claims, and final accounts.
• Experience managing subcontractors and conducting commercial negotiations.
• Solid understanding of fit-out construction methods, materials, and procurement procedures.
• Excellent communication, negotiation, and stakeholder relationship skills.
