About the Role

Our client is seeking a skilled, dependable Handyworker to service residential rental properties. This role involves assessing properties for listing readiness, conducting general repairs, installing lockboxes, capturing detailed photos and videos, and identifying further maintenance needs before listings, showings, leases, or move-ins occur. The company operates as a comprehensive leasing partner, utilizing proprietary technology to assist landlords in leasing efficiently, minimizing vacancies, and thoroughly screening applicants. Rentals are syndicated across MLS and over 20 other platforms, with management from initial listing to tenant move-in.

Key Duties

• Perform onsite visits to residential rentals for inspections, repairs, access verification, and move-in preparation
• Evaluate property conditions and note repairs or enhancements essential for readiness and tenant satisfaction
• Document with clear photos and videos covering property state, access points, lockboxes, and repairs
• Install lockboxes and verify access information
• Execute general maintenance and minor repair tasks
• Recommend and generate follow-up work orders as necessary
• Return to sites for completion of approved maintenance prior to listing or move-in
• Provide thorough updates with photos, videos, notes, and detailed reports of completed work
• Communicate courteously and professionally with landlords, prospective tenants, current tenants, and internal staff
• Recognize when licensed tradespeople are needed and escalate accordingly

Common Maintenance Tasks

• Drywall patching and minor wall repairs
• Sealing and caulking tasks
• Painting touch-ups
• Repairing doors, locks, hinges, handles, and cabinetry
• Basic plumbing repairs
• Installing fixtures, shelves, mirrors, blinds, and hardware
• Minor floor, trim, and baseboard repairs
• Rental turnover and readiness upkeep
• Lockbox installation and access coordination
• Pre-listing and pre-move-in property condition checks

Candidate Requirements

• Proven experience in skilled handyman work, maintenance technician duties, or contracting
• Solid understanding of residential property repairs, tenant turnover procedures, and preparation standards
• Reliable vehicle for transportation between locations
• Complete set of tools maintained in a truck
• Access to a ladder for job site activities
• Smartphone with a high-resolution camera (equivalent to iPhone 13 or higher)
• Competence in taking detailed photos/videos and documenting repair issues
• Strong ability to write clear and concise notes and provide visit summaries
• Capability to work autonomously with minimal oversight
• Professional demeanor, punctuality, and attentive to detail
• Effective communication skills with landlords, applicants, tenants, and team members

Preferred Qualifications

• Experience carrying out rental property turnover repairs
• Familiarity with preparing rental units for photography, inspections, or tenant move-in
• Practical knowledge of installing lockboxes and managing property access
• Experience servicing both vacant and occupied residential units
• Background supporting leasing, property management, and maintenance operations
