Overview
We are actively recruiting a diligent and detail-focused Finance Manager to direct the financial functions of a large commercial property that includes office and retail spaces. This position demands oversight of precise financial reporting, robust internal controls, daily financial operations efficiency, and comprehensive asset-level financial evaluations. The Finance Manager will lead a small finance team and collaborate closely with asset management, leasing, and operations departments.
Primary Duties
- Manage comprehensive accounting responsibilities, including the general ledger, payables, receivables, and fixed assets.
- Compile monthly and annual financial reports adhering to Singapore Financial Reporting Standards.
- Guarantee punctual and accurate financial disclosures to executives and stakeholders.
- Coordinate year-end closing procedures and cooperate with external audit firms.
- Generate additional financial reports as the situation demands.
- Head the yearly budgeting and periodic forecasting processes.
- Track budget performance and deliver variance analyses with meaningful recommendations.
- Support financial planning at the asset level, encompassing rental incomes, operating costs, service charges, and capital expenditures.
- Supervise billing, revenue collection, and accounts receivable oversight.
- Ensure proper revenue recognition and monitor lease financial obligations.
- Evaluate and oversee operating expenses, vendor payouts, and cost optimization efforts.
- Facilitate coordination with leasing and property management on financial aspects of leases, tenant accounts, deposits, arrears, incentives, and reconciliations.
- Control property operating cost recoveries, service charge reconciliations, and capital expenditure/project costs.
- Plan cash flow and manage liquidity needs effectively.
- Oversee bank reconciliations and commitments related to financing.
- Manage fixed deposit placements in liaison with Treasury.
- Maintain documentation related to bank loans, including agreements, schedules, covenants, and security paperwork.
- Oversee execution of payments connected to interest rate swaps, complying with Treasury guidelines.
- Engage with banks and financial bodies as necessary.
- Ensure adherence to statutory, tax, and regulatory protocols.
- Maintain and reinforce financial internal controls and procedures.
- Prepare and submit corporate income tax, GST, withholding tax, and other statutory filings promptly.
- Oversee property tax matters including recovery efforts, dispute submissions, and inquiries.
- Handle tax computations, deferred tax accounting, and provisions within financial statements.
- Coordinate tax return submissions with professional advisors.
- Manage communications with tax authorities concerning audits or investigations.
- Lead, guide, and nurture the finance team to deliver quality work on schedule.
- Promote a cooperative and accountable team culture.
- Serve as a finance partner to property management, leasing, asset management, and operations units.
- Provide financial insights to aid managerial decisions.
- Interact with external auditors, tax consultants, and other advisors.
Qualifications and Experience
- Possession of a Bachelor’s degree in Accounting, Finance, or related disciplines; professional certifications such as CPA, ACCA, or CA are advantageous.
- At least 10 years of pertinent experience, preferably within the real estate sector.
- Comprehensive knowledge of financial operations tied to property management.
- Demonstrated background in managing and mentoring a small team.
- Exceptional analytical, organizational, and problem-solving abilities.
- High ethical standards along with meticulous attention to detail.
- Capability to work autonomously while handling multiple priorities efficiently.
- Positive attitude complemented by strong resilience and adaptability.
