Director of Construction

Position Overview

The Director of Construction is responsible for overseeing daily operations, supervising teams, coordinating activities, and ensuring successful completion of construction projects. Key objectives include managing budgeting, estimating, value engineering, bidding, purchasing, contracting, and scheduling to meet project goals.

Pre-Construction Responsibilities

• Participate in regular design meetings offering insights on scheduling and build feasibility.
• Evaluate schematic, design development, and construction documents alongside specifications.
• Oversee and coordinate third-party plan review processes.
• Develop initial budgets collaboratively with general contractor input.
• Recommend value engineering strategies to maintain budgets.
• Create construction plans including scheduling, sequencing, logistics, staging, fencing, erosion control, and utilities management with the GC.
• Manage bidding and procurement procedures.

Construction Phase Duties

• Make routine site visits at least 1-2 times weekly and attend Weekly Owner-Architect-Contractor meetings.
• Collaborate with GC's project management team to address scheduling, subcontractor, and municipal issues.
• Conduct monthly schedule reviews and continuously monitor project timeline, escalating deviations to leadership.
• Administer architectural and consultant coordination throughout construction administration phases, managing contracts, RFIs, directives, reporting, and billing.
• Oversee submittal, RFI, field directive, and change order processes, approving change orders before VP sign-off.
• Review weekly job cost projections with contractor.
• Maintain control over project budgets and timelines.
• Lead site inspections covering framing, cabinetry, landscaping, and enforce safety protocols.
• Prepare concise weekly progress reports.
• Track apartment completion and turnover schedules.
• Coordinate with utilities and governmental bodies as necessary.
• Manage final inspections and acceptance processes of building interiors and exteriors.
• Facilitate communication between GC inspections and city officials.

Project Close-Out Responsibilities

• Ensure warranty documents and as-built drawings are obtained from the contractor.
• Coordinate final approvals including Certificate of Occupancy, bond releases, and notice filings.
• Manage budget reconciliation to close projects promptly.
• Document lessons learned to inform future developments.

Supervisory Role

Provide leadership and management over direct reports and their responsibilities as required.

Minimum Qualifications and Expectations

• Bachelor’s degree in construction, engineering, or related field or equivalent experience.
• At least five years managing multi-family construction projects in senior project management or director roles, with a total of 10-15 years in construction.
• Contractor’s license preferred.
• Valid California driver’s license and maintained vehicle insurance, with frequent driving as an essential duty.
• Strong negotiation skills and ability to influence stakeholders.
• Calm and confident communication in challenging situations.
• Collaborative conflict resolution to achieve the best outcomes.
• Proactive problem anticipation and resource planning.
• Competency in interpreting construction documents and reports.
• Use logical reasoning for timely problem solving.

• Excellent verbal, written communication, and meticulous attention to detail.
• Physical ability to stand for long periods, climb stairs and ladders, navigate scaffolding, and walk substantial distances daily.
• Strong time management and organizational capabilities.
• Technical proficiency with estimating, scheduling, and spreadsheets, including MS Project, Excel, Word, and Google applications.

Compensation and Benefits

The salary range for this position is $153,500 to $230,800 annually, with actual pay influenced by experience, prior performance, sector, and region. Full-time employees receive benefits such as paid time off, 401(k) matching, and health insurance.
