Director of Acquisitions

Overview

Reporting directly to the Chief Operating Officer, the Director of Acquisitions leads the sourcing, evaluation, negotiation, and preparation of letters of intent for new Low-Income Housing Tax Credit (LIHTC) investment opportunities in alignment with Hunt Companies, Inc.'s investment committee standards.

Key Responsibilities

• Drive marketing and sourcing efforts for new LIHTC property acquisitions to expand the company's investment portfolio.
• Manage initial financial modeling and oversee collection of comprehensive due diligence materials, including market analyses, developer financial reports, LIHTC applications, and third-party evaluations.
• Prepare and deliver pre-screening presentations to the Investment Committee to support approval of prospective LIHTC acquisitions.
• Represent the organization at industry trade shows and conferences to promote Hunt Companies’ presence and attract potential opportunities.
• Collaborate within the acquisitions team to establish and meet acquisition targets and implement tactical strategies accordingly.
• Identify and cultivate relationships with new developer partners to secure a continuous pipeline of eligible LIHTC investments.
• Create and negotiate letters of intent for investments across multi-investment and proprietary fund structures with LIHTC developers.
• Assist Investor Relations by presenting investment opportunities to existing investors and aligning acquisitions with Community Reinvestment Act (CRA) objectives when applicable.
• Perform additional projects and responsibilities as assigned.
• Drive company or personal/rental vehicles for business purposes more than 50% of the time as required for job duties.

Qualifications

• Bachelor’s degree in Real Estate, Business, Finance, Accounting, or related discipline is mandatory.
• Between 4 to 6 years of relevant experience in acquisitions or LIHTC investments.
• Strong planning, organizational ability, analytical insight, negotiation skills, and excellent time management.
• In-depth familiarity with LIHTC partnership agreements, loan documentation, and Qualified Allocation Plans across multiple states.
• Advanced proficiency with Excel, including financial modeling relevant to LIHTC investments, and ability to collaborate with analysts.
• Outstanding interpersonal and communication capabilities, able to engage effectively with senior leadership, investment committees, project managers, asset managers, and developer clients.
• Demonstrated capability to work independently and productively in a remote work setup with minimal supervision.
• Proven ability to handle multiple projects simultaneously while working under tight deadlines in a team environment.
• Must possess a valid state driver’s license.
