About the Role
AlphaX is seeking a seasoned Preconstruction Manager to lead and support commercial construction projects within the Kansas City area. This position is designed for professionals possessing a strong foundation in preconstruction processes, including estimating, budgeting, constructability reviews, value engineering, subcontractor and vendor coordination, and early stages of project planning. The ideal candidate will have a minimum of five years dedicated preconstruction experience coupled with ten years of overall industry involvement, and ambition to progress into a leadership role focused on preconstruction.
The majority of projects handled employ delivery methods such as design-build, Construction Manager at Risk (CMaR), and negotiated contracts, with some projects involving selective or hard bids. This represents an excellent chance for an individual aiming to establish themselves as a key leader in preconstruction over the forthcoming years.
Key Responsibilities
- Drive preconstruction activities from initial project planning phases through to the handover to operations teams.
- Develop, maintain, and oversee estimates, budgets, cost models, and project pricing frameworks.
- Examine drawings, technical specifications, scopes of work, and project documentation to verify precision and thoroughness.
- Collaborate effectively with owners, architects, engineers, subcontractors, vendors, and internal departments.
- Support multiple project pursuit strategies including design-build, CMaR, negotiated, select bid, and hard bid approaches.
- Lead constructability assessments, implement value engineering practices, and suggest cost-efficient solutions.
- Prepare bid packages, issue solicitations for subcontractor pricing, and critically assess proposals received.
- Identify early project risks such as scope omissions, pricing uncertainties, scheduling conflicts, and other challenges.
- Assist with creating project schedules, phasing plans, procurement strategy, and logistical planning.
- Coordinate with operations to ensure an efficient transition from preconstruction to the construction phase.
- Foster strong professional relationships with subcontractors, clients, and project partners.
- Contribute to the enhancement and growth of the company's preconstruction methodologies over time.
Candidate Requirements
- At least five years of relevant preconstruction experience is essential.
- Preferably over ten years of total experience within the construction industry.
- Demonstrated experience with commercial construction projects.
- Proficient in estimating, budget preparation, and cost analysis.
- Familiarity with project delivery models such as design-build, CMaR, negotiated, selective bidding, and hard bidding.
- Skilled at interpreting construction drawings, specifications, scopes of work, and related documentation.
- Expertise in evaluating subcontractor and vendor pricing, preparing bid packages, and reviewing proposals.
- Experience conducting constructability reviews, value engineering processes, and strategic project planning.
- Excellent communication and coordination abilities with stakeholders including owners, design teams, subcontractors, vendors, and senior leadership.
- Strong organizational aptitude with meticulous attention to detail and consistent follow-through.
- Capable of juggling multiple preconstruction priorities and meeting deadlines effectively.
- Committed to a long-term career trajectory with aspirations to advance into senior preconstruction leadership.
- Must be local to or able to reliably commute to Lenexa, KS / Kansas City market.
