About the Role
We are seeking a skilled Superintendent to lead and manage large-scale multifamily renovation, capital improvement, and affordable housing construction projects. This position will oversee daily onsite operations to ensure projects are delivered on schedule, within budget, and meet our quality expectations. The Superintendent will also manage subcontractor coordination, material logistics, and enforce safety protocols across job sites located primarily in the Phoenix area, with occasional regional travel as necessary.
Key Responsibilities
- Direct supervision of multifamily renovation, capital improvement, and affordable housing construction projects.
- Management of smaller repair works such as painting, carpentry, and other specific scopes.
- Development and upkeep of construction schedules alongside project teams.
- Coordination of subcontractors, suppliers, materials, and overall site activities.
- Collaboration with Project Managers to assist with budget oversight, both direct and indirect costs.
- Ordering materials and ensuring accurate and timely delivery verification.
- Inspecting ongoing work to uphold company quality standards.
- Creation and implementation of jobsite inspection checklists.
- Documentation of subcontractor performance, quality issues, and project delays.
- Thorough review of contracts, scopes of work, specifications, and payment timelines.
- Maintenance of comprehensive daily logs, safety reports, purchase orders, permits, contracts, and other jobsite records.
- Leadership of daily jobsite operations focused on safety, timeliness, and budget adherence.
- Fostering professional relationships with clients, subcontractors, suppliers, regulatory agencies, architects, engineers, and team members.
- Training, leading, and supporting field staff and subcontractors.
- Daily approval and review of employee timecards.
- Weekly conduction of safety meetings and completion of required safety documentation.
- Regular inspection of job sites for safety compliance and proper use of personal protective equipment.
- Support for accident investigations and implementation of corrective safety measures as necessary.
Required Qualifications
- Minimum of 5 years managing progressively complex construction projects.
- Hands-on experience specifically in multifamily housing repair and renovation is mandatory.
- Experience with projects involving renovation of hotels, hospitals, or occupied buildings is also considered relevant.
- Strong knowledge of construction scheduling, budgeting, contracts, quality control, and site coordination.
- Ability to read and interpret architectural, structural, mechanical, electrical, plumbing, and design-related plans and drawings.
- Proven skills in supervising subcontractors, suppliers, and field staff.
- Effective and professional communication with clients, regulatory bodies, subcontractors, public officials, and internal teams.
- Meticulous documentation abilities for logs, safety records, permits, purchase orders, and project paperwork.
- Familiarity with Microsoft Outlook, Word, and Excel at a basic proficiency level.
- Competence in managing and enforcing jobsite safety measures and conducting safety meetings.
- Comfortable working outdoors and in active construction environments, with physical ability to lift up to 30 pounds regularly, and 50 pounds occasionally.
- Willingness and ability to undertake regional travel as required.
- Possession of a valid driver’s license is essential.
