About the Role

Our client seeks a dependable and skilled Handyworker to manage various tasks at residential rental properties. The position involves conducting assessments to ready properties for listing, showing, leasing, and move-in. Tasks include general repairs, installing lockboxes, documenting property conditions through photos and videos, and identifying any further work needed prior to rental process milestones.

The client operates as a comprehensive leasing partner leveraging proprietary technology to expedite leasing, reduce vacancy, and perform applicant screening. They list rental units across multiple platforms, handling the entire leasing journey.

Key Responsibilities

• Visit residential rental units for condition assessments, access verification, repairs, and move-in preparations.
• Inspect property conditions and note required repairs or improvements impacting listing readiness, showings, or move-in quality.
• Capture clear photographs and videos of properties, including access points, lockboxes, repairs, and issues related to leasing.
• Install lockboxes and verify access details.
• Perform general maintenance and minor repairs to prepare properties.
• Generate or recommend follow-up work orders for additional repairs or improvements.
• Return to sites to complete authorized tasks prior to listing, showings, lease signing, or move-in.
• Provide detailed updates, notes, and photo/video documentation of completed work.
• Maintain professional communication with landlords, applicants, tenants (as applicable), and internal teams.
• Recognize when a job requires licensed trade professionals and escalate accordingly.

Typical Tasks

• Patching drywall and fixing minor wall damages.
• Applying caulking and sealing joints.
• Touch-up painting jobs.
• Repairing doors, locks, hinges, handles, and cabinets.
• Carrying out basic plumbing fixes.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Repairing minor flooring, trim, and baseboards.
• Handling rental turnover and preparing units for listing.
• Setting up lockboxes and managing access configurations.
• Conducting thorough property condition inspections before procedural milestones.

Candidate Requirements

• Prior experience as a handyworker, maintenance technician, or contractor with relevant skills.
• Strong familiarity with residential property repairs, rental turnovers, and readiness standards.
• Own reliable transportation and keep necessary tools on hand during work hours.
• Carry a ladder for job site access.
• Use an iPhone 13 or similar smartphone equipped with a high-resolution camera.
• Comfortable capturing clear photos and videos documenting property conditions, repairs, and access.
• Capable of writing concise notes and submitting updates after visits.
• Work autonomously with minimal supervision.
• Exhibit professional, punctual, and detail-oriented work habits.
• Communicate courteously and effectively with all stakeholders including landlords, applicants, and tenants.

Preferred Qualifications

• Experience conducting rental turnover repairs and preparing properties for photography, showings, or inspection.
• Knowledge of installing lockboxes and confirming access.
• History of working inside both occupied and vacant residential rental units.
• Background supporting leasing, property management, or residential maintenance operations.

Work Environment and Additional Expectations

• Reliable transportation is essential to travel between multiple rental locations.
• Required tools and ladder must be readily available on-site.
• Use of a smartphone with a quality camera necessary for documentation.
• Ability to consistently deliver clear reports with photos, videos, and notes post-visit.
