Job Summary

This position contributes significantly to market research, financial evaluation, and operational planning related to our current real estate portfolio along with prospective developments and acquisitions. Candidates should possess strong analytical abilities, well-rounded understanding of property management processes, and the adaptability to undertake special projects aimed at enhancing portfolio performance and growth. The role reports directly to senior leadership including the Associate Vice President, Vice President, and Senior Vice President.

Primary Responsibilities

• Investigate market conditions by monitoring trends, rental pricing, occupancy data, and competitor positioning to guide strategic decisions.
• Craft comprehensive pro forma budgets and conduct financial analyses to support development projects, acquisitions, and repositioning strategies.
• Leverage ZRS internal databases to derive insights into property performance and identify local improvement opportunities.
• Gain practical knowledge of property management operations such as leasing, marketing, maintenance, and resident services to ensure synergy with investment initiatives. Occasional on-site property management tasks may be required.
• Assist leadership with various projects including due diligence, operational audits, portfolio performance reporting, process optimization, and analytical tasks.
• Work collaboratively with accounting, operations, and marketing departments to provide data-driven insights and implement actionable recommendations.
• Produce high-quality reports, presentations, and memos for executive leaders, investors, and stakeholders.
• Prepare internal case studies and lead efforts in new business presentation preparations.

Required Qualifications

• Bachelor's degree in Real Estate, Finance, Business Administration, or equivalent; Master's degree preferred.
• Between 1 to 3 years’ experience in fields such as real estate investment, asset management, property management, with preference for multifamily sector experience.
• Demonstrated strong analytical and quantitative abilities, including proficiency with Excel and financial modeling techniques.
• Exceptional written and spoken communication skills, capable of simplifying complex topics clearly.
• Highly self-directed, attentive to detail, and skilled at handling multiple priorities within a dynamic environment.
• Experience with property management software and market research tools is advantageous.
