Role overview
This leadership position is responsible for steering sales performance for the company’s offerings in the Pune market, while being based in Mumbai/Oshiwara/Santacruz. The role reports to the SBU Lead and has direct oversight of Project Sales Leads, the Pre Sales Lead, the Broker Relationship Lead, the Complaint Lead, and the Direct Sales Lead.
The main objective is to drive consistent and profitable sales growth by planning effectively, deploying the right sales resources, and managing the sales function with a clear focus on revenue, market share, and customer experience.
Key responsibilities
- Build and refine strategies for sales management, product development, and channel expansion.
- Shape and execute the sales plan for Kolte-Patil in order to strengthen its share of the Pune real estate market.
- Spot new sales channels aligned to the product portfolio and use them to improve year-on-year revenue.
- Ensure the region achieves the sales targets set by management.
- Design, roll out, and monitor sales and channel-development initiatives.
- Lead broker and agent management processes, including policy design for incentive administration.
- Deliver a strong customer service experience across the full sales journey, from initial enquiry through final handover.
- Prepare reliable forecasts for annual, quarterly, and monthly revenue.
- Create action plans that support growth across all product lines.
- Review quarterly sales-team productivity and performance outcomes.
- Work with the CSMO to align sales approaches that improve market share across products.
- Assess how short- and long-term sales decisions affect operating profit.
- Develop the sales team through training sessions and seminars covering new-account growth, new-product selling, multi-product selling, presentation effectiveness, competitive selling, and the financial side of sales contracts and expenses.
- Partner with the CSMO to set and manage budgets for sales promotion and trade-show spending.
Requirements
- An MBA, preferably with a Marketing specialisation from a reputed university, is preferred.
- The role calls for at least 15 years of total experience.
- Out of this, a minimum of 8 years should be in the real estate industry.
- Prior experience leading a team of 15 or more members is required.
- The candidate should bring strong collaboration skills and the ability to communicate well with business leaders, community stakeholders, and employees at all levels, including senior management.
- A flexible, entrepreneurial mindset is needed, along with the ability to perform well in a fast-moving, varied, and evolving environment.
- Applicants should demonstrate effective leadership style and experience managing diverse professional teams.
