Role Overview

The Real Estate Acquisitions Associate plays a critical role in supporting property acquisition efforts through research report generation, underwriting model development, and assistance with due diligence and third-party vendor coordination. The role also supports construction oversight and general operations within the real estate team.

Key Responsibilities

• Identify new property opportunities by engaging with landlords, developers, and local authorities throughout Singapore.
• Negotiate terms with property owners and ensure compliance with local regulations to secure feasible sites.
• Perform in-depth market research and analysis on real estate trends, opportunities, and risks in the Singapore market.
• Develop detailed financial models, forecasts, and feasibility assessments for investment and development prospects.
• Prepare investment memorandums, presentations, and reports for both internal teams and external stakeholders.
• Track and analyze economic factors, regulatory changes, and market dynamics influencing Singapore's real estate sector.
• Collaborate with finance, legal, and development departments to aid strategic decision-making processes.
• Maintain and update real estate data accurately, ensuring consistency and reliability.
• Coordinate with other Real Estate Sourcers and the Acquisitions Manager to align sourcing strategies, prioritize deals, and cover the Singapore market comprehensively.

Candidate Profile

• A bachelor's degree in Real Estate, Economics, Finance, Civil/Construction/Mechanical/Electrical Engineering, or a related discipline.
• Proven ability to assess properties from both technical and commercial viewpoints, supported by strong analytical and technical skills.
• Proficiency in financial modeling, Excel, and analytical tools.
• Outstanding quantitative abilities with meticulous attention to detail.
• Sound knowledge of Singapore's commercial real estate market.
• Excellent English communication skills, both oral and written; additional regional languages are advantageous.
• Capability to work independently and collaboratively in a dynamic, high-pressure environment demonstrating resilience and adaptability.
