Job Purpose
The Property Officer is responsible for ensuring the upkeep of Britam's buildings, offices, and related infrastructure is maintained in a safe, functional, clean, and efficient manner. This role provides initial maintenance support, manages facilities operations, oversees contractors on site, addresses maintenance requests within agreed service levels, and ensures Health, Safety, and Environmental (HSE) compliance.
Key Responsibilities
- Carry out both scheduled preventive and reactive maintenance activities for assigned properties.
- Respond to maintenance work orders promptly, adhering to established Service Level Agreements (SLAs).
- Perform tasks such as electrical work, plumbing, carpentry, painting, masonry, and other general handyman duties.
- Conduct routine inspections to detect maintenance issues before failure occurs.
- Keep detailed maintenance logs and ensure accurate closure of work orders.
- Monitor the daily functioning of systems including electrical, plumbing, HVAC, water, fire protection, lighting, doors and locks, and office furniture.
- Escalate major defects that require expert intervention.
- Supervise contractors during maintenance or project tasks, confirming adherence to approved methods and safety protocols.
- Verify the quality of contractor workmanship before acceptance and report performance to the Facilities Manager.
- Ensure compliance with OSHA standards through regular workplace safety inspections, hazard identification, and reporting.
- Enforce statutory regulations in maintenance tasks and advocate for safe work practices utilizing appropriate PPE.
- Aid in asset verification and tagging, update maintenance records, report damaged or obsolete assets, and support lifecycle maintenance planning.
- Participate in emergency maintenance responses, fire drills, and manage incidents such as utility failures.
- Promote sustainability through energy conservation, monitoring water usage, supporting waste segregation and recycling, and suggesting efficiency improvements.
- Manage inventory and stores by monitoring maintenance supplies, requesting replacements, and ensuring proper tool and spare part accountability.
- Maintain maintenance documentation including logs, inspection checklists, records in the Facilities Management System, and prepare weekly maintenance reports.
Qualifications and Experience
- Diploma or Craft Certificate in Electrical, Mechanical, Building Services, Plumbing, or related technical areas.
- Multi-skilled certifications covering electrical, plumbing, carpentry, or general building maintenance.
- Occupational Safety and Health Administration (OSHA) or equivalent Health & Safety certification.
- Valid Trade Test Certification.
- Between 5.4 to 5 years of relevant experience in a similar role.
- Relevant professional qualifications are preferred.
