Position Overview

We are seeking an immediately available Porter who will take responsibility for maintaining the exterior aspects and common areas of our residential property. This role centers on landscape upkeep such as lawn care and planting maintenance, snow and ice clearance, trash removal, and cleaning communal spaces including pool, spas, club rooms, restrooms, laundry areas, parking zones, and exterior lighting. Additionally, the Porter may support general maintenance tasks, cleaning, and moving duties as required, all while ensuring a professional and resident-focused service approach.

Key Responsibilities

• Uphold property physical conditions by following company standard procedures, OSHA, and industry standards while performing physically demanding upkeep tasks to reduce liability risks.
• Continuously remove trash and debris from shared spaces.
• Sweep and clear debris from curbs, parking lots, walkways, and staircases on a scheduled basis.
• Repair and maintain loose stair treads.
• Manage exterior lighting by replacing bulbs and reporting inventory status.
• Mow and maintain lawn areas regularly, removing grass clippings.
• Rake and clear leaves and debris from landscaped sections.
• Apply lawn treatments such as weed and feed per schedule; carry out top seeding and watering when necessary.
• Plant seasonal flowers and install replacement shrubs, trees, decorative stones, and water features.
• Trim and prune shrubs and trees under direction.
• Maintain, adjust, and repair irrigation systems and fountains as needed.
• Clean pool and spa facilities following manufacturer guidelines and compliance requirements.
• Perform routine pool equipment maintenance and repairs as assigned.
• Be knowledgeable about property emergency protocols, including operating water and gas shutoff valves and accessing sewer cleanouts and electrical fuse panels.
• Promote property safety awareness to mitigate risks of damage or injury to residents and visitors.
• Follow all property policies and procedures consistently.
• Keep drainage grills clear of leaves and debris.
• Pressure wash outdoor surfaces such as sidewalks, building exteriors, and pool decks.
• Assist with snow removal operations as needed during winter.
• Maintain a professional appearance with the required uniform and positive attitude.

Qualifications

• High School diploma, GED, or Trade School certificate with a minimum of one year full-time experience in lawn or grounds maintenance, or an equivalent combination of education and experience.
• Ability to comprehend instructions effectively and document labor and materials accurately.
• Certified Pool Operator (CPO) credential is preferred but not mandatory.
• Proven punctuality, dependability, and capacity to work under deadlines with flexible scheduling for after-hours and weekend emergencies.

• Possession of a valid driver’s license is required.
