About the Role

Royal York Property Management is seeking a reliable and skilled handyworker to maintain and prepare residential rental properties. This job includes conducting property readiness assessments, handling minor repairs, installing lockboxes, taking detailed photos and videos, and identifying further maintenance needs before a property is shown, leased, or prepared for move-in.

Royal York Property Management oversees residential rentals, assisting property owners, tenants, and internal teams across leasing, inspections, maintenance coordination, property access, move-in preparation, and ongoing management.

Key Responsibilities

• Visit residential rental properties for assessments related to readiness, access verification, approved repairs, inspections, and move-in preparations.
• Evaluate overall property condition and note recommended repairs or improvements.
• Capture clear photographic and video documentation of properties, access points, lockboxes, repairs, and concerns requiring follow-up.
• Install lockboxes and verify access information.
• Carry out general repairs and light preparation tasks for property readiness.
• Suggest or create work orders for additional repairs or improvements when necessary.
• Return to properties to complete authorized work orders as needed.
• Provide comprehensive updates, notes, visual evidence, and details of completed jobs.
• Maintain professional communications with property owners, tenants, vendors, and internal staff.
• Identify repairs requiring licensed tradespeople and escalate accordingly.

Typical Work Includes

• Repairing drywall patches and minor wall damages.
• Applying caulking and seals.
• Performing paint touch-ups.
• Fixing doors, locks, hinges, handles, and cabinets.
• Addressing basic plumbing issues.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Repairing minor flooring, trim, and baseboards.
• Managing rental turnover and property readiness tasks.
• Installing lockboxes and setting up access.
• Conducting property condition checks prior to showings, inspections, or move-in.

Candidate Requirements

• Prior experience as a skilled handyworker, maintenance technician, contractor, or similar.
• Thorough knowledge of residential repair work, rental turnovers, and property readiness standards.
• Reliable transportation and ability to travel between properties.
• Possession of necessary tools and a ladder during work hours.
• An iPhone 13 or equivalent smartphone featuring a high-quality camera for clear photo and video capture.
• Comfortable documenting property conditions, repairs, access details, and completed work through photos, videos, and written notes.
• Capable of submitting detailed reports independently post-visits.
• Professional demeanor, punctuality, dependability, and attention to detail.
• Respectful communication skills with property owners, tenants (where relevant), vendors, and team members.

Preferred Experience

• Past involvement in rental turnover repairs.
• Experience preparing rental properties for photography, showings, inspections, or move-in.
• Skillful in lockbox installation and confirming property access.
• Worked inside occupied or vacant residential rental properties.
• Background supporting property management, leasing, maintenance coordination, or residential service operations.

Field Requirements

• Reliable transportation to travel between sites.
• Tools, ladder, and smartphone with a high-quality camera always on hand during jobs.
• Ability to deliver clear updates with photos, videos, and notes following each visit.
