Description de l'emploi

About Vendor Root

Vendor Root is an expanding national company dedicated to market development within the multifamily housing sector. We link apartment communities, property management firms, and ownership groups with reliable vendor partners.

Position Overview

The Cultivator acts as a field sales and market development representative for Vendor Root in a designated metropolitan area. This role is best suited for an outgoing, organized, and self-driven professional who thrives working predominantly in the field. The Cultivator routinely visits apartment complexes and corporate offices, engages with multifamily industry contacts, identifies project and service opportunities, and conveys market insights to our vendor partners.

Key Responsibilities

  • Visit roughly 20 apartment sites or potential client locations daily during workdays.
  • Establish and maintain relationships with property managers, maintenance staff, corporate regional managers, and decision-makers.
  • Discover upcoming projects, service requirements, bidding opportunities, and qualified leads for vendor partners.
  • Ask insightful questions and record detailed information at each property visit.
  • Perform prompt follow-up communications post-visit.
  • Enter all visits, contacts, notes, leads, and market data into Vendor Root's CRM and reporting systems.
  • Immediately relay urgent or time-sensitive leads to appropriate vendor partners.
  • Provide weekly reports detailing property activities, market trends, client needs, and lead generation outcomes.
  • Visit corporate property management offices to develop connections with higher-level decision makers.
  • Participate in industry events such as apartment associations, chambers of commerce, networking functions, budget workshops, and trade shows.
  • Introduce Vendor Root's services to prospective vendor partners and support business development presentations.
  • Present Vendor Root professionally across the assigned market territory.
  • Maintain up-to-date knowledge of Vendor Root’s vendor partners, services, geographic coverage, and service categories.
  • Collaborate closely with company leadership and other Cultivators to meet market and corporate objectives.

Qualifications

  • Preferred experience includes outside sales, business development, account management, property or multifamily management, staffing, restoration, construction, or related vendor services.
  • Strong verbal and written communication and networking abilities.
  • Self-confidence in approaching new contacts and visiting businesses without appointments.
  • Ability to operate independently over a large geographic area.
  • Superior organizational and time management skills with diligent follow-up.
  • Comfortable using email, mobile applications, CRM systems, spreadsheets, and digital reporting tools.
  • Skill in thoroughly documenting conversations, contacts, service needs, and leads.
  • Professional demeanor and communication style.
  • Self-driven, reliable, and goal-oriented.
  • Must hold a valid driver’s license, own reliable transportation, and have automobile insurance.
  • Capability and willingness to drive extensively daily within the assigned market.
  • Local multifamily industry knowledge is advantageous but not essential.

Ideal Candidate Traits

  • Prefers an active field role rather than desk work.
  • Builds trust quickly and naturally with people.
  • Persistent without being pushy.
  • Recognizes that steady effort yields long-term success.
  • Personally manages their schedule, territory, and performance outcomes.
  • Communicates clearly and fulfills commitments consistently.
  • Detects business opportunities and asks pertinent questions.
  • Eager to grow within a fast-developing national firm.
  • Thrives in a fast-paced, entrepreneurial setting.

Compensation and Advancement

The role offers a competitive base salary around $45,000 annually, varying with experience and location, supplemented by commissions and bonuses linked to performance and vendor partnerships. Additional benefits include mileage reimbursement for approved business travel. Advancement opportunities exist leading to supervisory, regional leadership, training, account management, or business development roles as the company expands.

Work Schedule

This full-time job typically follows a Monday through Friday schedule during standard business hours, but may require occasional early mornings, evenings, or weekends for industry meetings and events. The Cultivator must independently organize daily activities, travel across their territory, complete reporting, and meet activity targets.

Equal Opportunity Employer

Vendor Root values diversity and considers qualifications, performance, and business needs in hiring decisions. The company fosters an inclusive environment that supports team member growth and success.

Application Instructions

Applicants should submit a résumé and a brief cover letter outlining relevant experience in sales, relationship building, multifamily housing, property management, or territory business development. Candidates should also explain their suitability for a role requiring daily travel, in-person networking, independent time management, and consistent follow-up.
