Overview
Coast and Harbor Associates, Inc. partners with public, private, and institutional real estate stakeholders to oversee their design and construction projects. We are seeking competent individuals to join our expert project teams as Assistant Project Managers (APM).
Role and Responsibilities
- Support the Project Manager in handling all facets of project management related to either large-scale new construction or several small to medium renovation projects.
- Act as an integral member of the owner's project delivery team throughout the design, construction, and occupancy stages.
- Coordinate project communications, especially during phase transitions, and assist in maintaining project budgets and schedules from inception to completion.
- Participate in weekly meetings with owners, architects, and construction managers to assess construction progress and quality.
- Organize, evaluate, and report on all change proposals while tracking their effects on timelines and budgets.
- Review and oversee timely processing of all project submittals.
- Manage project closeout activities, collaborating with consultants and operational staff to compile and ensure resolution of contractor punch-list items.
- Assess and advise on payment requests and invoices.
- Monitor monthly cash flow estimates and contribute to budget updates and discussions with the Project Manager.
- Assist with preparing and submitting permits to relevant authorities.
- Perform additional duties as assigned.
Preferred Qualifications
- Master’s degree in engineering, architecture, construction management, or related technical field, or equivalent experience.
- Experience with design and construction of LEED-certified buildings.
- Knowledge of City and State building codes and regulatory requirements.
- Ability to analyze and interpret design documents proficiently.
- OSHA 30 certification.
- Familiarity with Procore and Kahua project management software.
Required Qualifications
- Bachelor’s degree in engineering, architecture, construction management, or a related technical discipline, or equivalent experience.
- At least three years' experience supporting management of new construction and/or renovation projects, preferably within higher education, healthcare, or government sectors.
- Practical on-site construction field experience.
- Strong communication abilities.
- Expertise in interpreting design documents.
- Proficiency with project management software.
