About the Role
We are seeking an Asset Manager to oversee a retail portfolio focused on grocery-anchored shopping centers and neighborhood supply centers primarily in northern and eastern Germany. This position emphasizes an owner's perspective, requiring a proactive approach to understanding, questioning, and decision-making rather than simply managing processes.
Responsibilities
- Take full ownership of asset management for the retail portfolio.
- Handle leasing and tenant retention, including challenging discussions such as rent arrears, installment agreements, and renegotiations involving anchor tenants in grocery retail and specialty markets.
- Coordinate with authorities and local municipalities regarding permits and regulatory requirements.
- Prioritize and manage maintenance tasks: determine critical issues, timing, responsible parties, and costs.
- Establish inspections and processes where none currently exist.
- Oversee Property Management, service providers, and capital expenditure activities.
- Develop property strategies, business plans, and prepare for potential exits.
- Conduct regular site visits throughout the portfolio; willingness to travel is necessary.
- Report directly to executive management, enabling swift communication and substantial responsibility.
Requirements
- 3 to 7 years of experience in asset management, ideally within retail or neighborhood supply sectors; experience with distressed assets is advantageous.
- Strong negotiation skills with tenants, authorities, service providers, and financial institutions.
- Technical understanding of buildings and maintenance requirements.
- Owner mindset: independently comprehend issues, question assumptions, and make decisions rather than delegate without oversight.
- Hands-on attitude, decisive, comfortable working with incomplete data sets.
- Proficient in German and good command of English.
