About Pine Management, Inc.
Located in Manhattan, Pine Management, Inc. is a seasoned real estate firm with over 80 years of combined experience owning and operating multi-family properties throughout New York City. Currently, their portfolio includes 36 properties across the city.
Role Overview
The Acquisitions & Asset Management Analyst will be responsible for conducting detailed and accurate economic analyses to support diverse real estate investment activities such as acquisitions, dispositions, leasing, construction, operations, financing, and financial reporting. Collaboration with senior leadership is a regular component of the role.
Key Responsibilities
- Review offering memorandums and perform site visits for properties that fit investment criteria.
- Develop detailed underwriting models including promote structures and return waterfalls using Microsoft Excel.
- Manage due diligence processes covering legal, financial, and physical reviews.
- Prepare investment packages and articulate business plans.
- Gather and analyze economic, demographic, and market data for underwriting analysis and maintain relevant databases.
- Work with legal counsel to negotiate purchase and sale agreements as well as financing documents.
- Develop and apply asset-level strategies and operational plans to maximize real estate value.
- Assist asset management by overseeing leasing, construction, operations, financing, and financial reporting for existing investments.
- Prepare and manage annual budgets and key performance indicators (KPIs).
- Generate performance reports discussing budget variances and trends affecting the properties and market.
- Oversee production of accurate financial statements at both property and portfolio levels.
- Continuously compare actual performance to projections and recommend corrective actions.
Qualifications
- Bachelor’s degree in real estate, finance, economics, or related disciplines with a minimum GPA of 3.5; a master’s degree in business, finance, or real estate is preferred.
- Minimum of three years’ relevant experience in real estate acquisitions and asset management, ideally in New York City multifamily sector.
- Comprehensive knowledge of real estate finance, law, accounting, and principles.
- Advanced financial modeling skills, especially with Microsoft Excel.
- Strong ability to analyze data and communicate findings clearly.
- Understanding of investment risks and mitigation tactics.
- Highly motivated, detail-oriented, able to thrive in a fast-paced environment.
- Quick learner with excellent written, verbal, and analytical skills.
- Exceptional organizational skills with a meticulous attention to detail.
Additional Information
NYC Pay Transparency Law mandates a salary range of $100,000 to $140,000 for this role.
