Qiddiya represents Saudi Arabia's forthcoming hub for entertainment, sports, and culture, spanning 360 km² near Riyadh. Featuring world-class racetracks, theme parks, stadiums, and performance centers, it is a transformative national project. As construction progresses rapidly, Qiddiya seeks driven individuals to contribute to this iconic development.

This position is for a Hotel Asset Manager responsible for overseeing hotel assets from initial concept and planning phases through to operational performance optimization.

Key Responsibilities

• Manage a diverse portfolio of hotel assets across stages including pre-development, development, pre-opening, and active operations.
• Monitor hotel operators' performance ensuring they meet ownership goals and maintain brand standards.
• Analyze financial and operational key performance indicators such as RevPAR, GOP, NOI, and flow-through; suggest improvement strategies.
• Support feasibility analyses, hotel brand selections, and contract negotiations involving HMA, TA, and LOI agreements.
• Collaborate with development teams, designers, and project leads to guarantee project delivery aligns with brand and operational standards.
• Assist pre-opening budget evaluations, procurement of fixtures, furniture and equipment (FF&E), and ensure readiness for operations.
• Develop asset management reports, investment summaries, and presentations for board-level discussions.
• Coordinate closely with finance, legal, and development teams to implement asset strategies effectively.
• Support annual business planning and capital expenditure reviews with hotel operators.
• Act as principal liaison among ownership, hotel operators, and external consultants.
• Perform regular site visits and hold performance reviews with hotel general managers and management teams.
• Ensure all operations comply with local regulations and ownership expectations.

Candidate Requirements

• A Bachelor's degree in hospitality management or a related discipline.
• At least 3 years of experience in hotel asset management, development, or hospitality consulting.
• Strong financial skills with the ability to analyze hotel operating statements and budgeting processes.
• Comprehensive knowledge of financial principles, budgeting, and asset lifecycle management.
• Excellent communication, negotiation, and stakeholder management abilities.
• Proficiency with Microsoft Excel, PowerPoint, and hospitality-specific data tools like STR and HotStats.
• Fluency in both Arabic and English is preferred.

Preferred Experience

• Work experience with international hotel brands or operators such as Marriott, Hilton, or Accor.
• Experience within a master development organization managing large-scale hospitality or mixed-use projects.
