Role Overview

The Senior Analyst in Acquisitions & Asset Management plays a vital role in the team by preparing comprehensive property-level financial analyses, supporting investment activities, and managing ongoing portfolio reporting. Reporting directly to the Director of Development, the individual will assist across investments, asset management, and capital markets. This role demands strong financial skills, precision, self-direction, and offers growth opportunities into broader project responsibilities as the firm manages assets and development in-house.

Key Responsibilities

  • Create and maintain detailed Excel-based financial models for acquisitions including pro formas, sensitivity analyses, scenario modeling, and waterfall/promote structures.
  • Conduct market research to establish underwriting assumptions such as rent comparables, submarket supply and demand trends, capitalization rates, and sales comparisons.
  • Support due diligence for new investments by reviewing and monitoring property condition reports, environmental assessments, leases, loan agreements, appraisals, and service contracts.
  • Draft internal investment memorandums for acquisitions, refinancing, and asset disposition decisions.
  • Compile monthly asset management reports for internal teams and external investors.
  • Assist with annual operating budgets and quarterly asset valuations preparation.
  • Analyze lease rates, renewals, and expiration timelines.
  • Produce weekly reports on submarket activity in regions where the firm operates.
  • Perform specialized financial assessments to inform capital planning, refinancing options, and hold/sell evaluations.
  • Coordinate preparation of construction draw requests and lender reporting for assets under development.
  • Liaise with property-level service providers including regional and property managers, and maintenance personnel.
  • Collaborate with brokers, attorneys, architects, contractors, and lenders at the asset level.
  • Research and monitor debt pricing, equity conditions, and cost of capital market trends.
  • Assist in preparing documentation for equity and debt capital raises.
  • Manage investor due diligence requests and assembling investment package materials.
  • Support targeted outreach to institutional equity and debt partners as needed.

  • Solid understanding of real estate finance concepts such as Net Operating Income, capitalization rates, debt structures, GAAP accounting basics, and LP/GP waterfall mechanics.
  • Strong writing skills to prepare memos, investor reports, and external materials for partners and LPs.
  • Proven ability to manage multiple simultaneous deadlines with independence.
  • Familiarity with platforms such as Yardi, RealPage, CoStar; experience with Juniper Square is advantageous.
