Job description
Overview
The Project Quantity Surveyor role at Arbor Furniture is integral to managing precise quantity estimations, validating measurements, billing, and controlling costs for building projects. This position operates within the Projects/Contracts department and reports to the Project Manager or Commercial Manager. The primary focus is to ensure accurate and compliant billing, resourceful cost control, and comprehensive commercial documentation throughout the project lifecycle.
Core Responsibilities
- Prepare client Running Account (RA) bills aligned with contract stipulations and submit them promptly.
- Validate site-executed work quantities prior to billing and prepare final accounts and reconciliations at project closeout.
- Collaborate with clients, consultants, and project teams for certification of bills and manage the follow-up on billing status and payments.
- Extract quantities from technical drawings and specifications to generate Bills of Quantities (BOQ) for bidding and project execution phases.
- Confirm quantities executed by subcontractors and vendors and conduct reconciliations and analyses of material usage.
- Track and monitor quantities vis-à-vis approved BOQs and project budgets; produce quantity variation and deviation documentation.
- Oversee project cost control by identifying savings, preparing budget tracking reports, and assisting in cash flow forecasting.
- Maintain details of extra items, variations, and contractual change orders for commercial management.
- Review contract clauses concerning billing and payments; file variation claims with supporting evidence.
- Monitor contract milestones and ensure compliance with payment conditions; help resolve any quantity or billing disputes.
- Coordinate with diverse teams including site engineers, planners, procurement, and contractors to keep measurement books, billing records, and commercial reports current.
- Ensure adherence to company standards and client requirements throughout all commercial documentation.
Required Qualifications and Experience
- Bachelor’s Degree or Diploma in Civil Engineering is essential.
- Certification in Quantity Surveying is favorable.
- 2 to 8 years of practical experience in billing and quantity surveying, preferably within civil, interior fit-out, or turnkey domains.
- Experience handling commercial aspects of residential, commercial, industrial, or interior projects is required.
Technical and Professional Skills
- Expertise in quantity take-offs, BOQ development, and client and subcontractor billing processes.
- Competence in rate analysis, cost estimation, contract management, and variation handling.
- Strong command of project cost control and budget monitoring.
- Proficiency with AutoCAD, Microsoft Excel, Microsoft Project, and ERP software systems.
- Familiarity with construction measurement standards and industry practices.
