About the Role

Royal York Property Management seeks a skilled and dependable Handyworker to maintain and prepare residential rental properties. This position involves assessing property readiness, performing minor repairs, installing lockboxes, documenting property conditions with photos and videos, and identifying further repair needs before a property is shown, leased, or ready for new tenants to move in.

Key Responsibilities

• Conduct property-readiness inspections and assess access for residential rental units.
• Perform approved repairs and prepare properties for move-in and showings.
• Take detailed photos and videos documenting property condition, repairs, and access points.
• Install lockboxes and verify access information.
• Identify and recommend additional repair or improvement requirements.
• Return for follow-up repairs where necessary.
• Communicate clearly and professionally with property owners, tenants (if applicable), vendors, and team members.
• Escalate to licensed trades when specialized work is required.

Typical Repair and Maintenance Tasks

• Patching drywall and minor wall repairs.
• Applying caulking and sealing.
• Performing touch-up painting.
• Repairing doors, locks, hinges, handles, and cabinets.
• Basic plumbing repairs.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Repairing minor flooring, trim, and baseboards.
• Handling rental turnover and property-preparation tasks.
• Setting up lockboxes and access arrangements.
• Conducting condition checks before showings, inspections, or move-in.

Requirements

• Experience as a handyworker, maintenance technician, contractor, or related field.
• Strong expertise in residential repairs and preparing rental properties.
• Access to reliable transportation and needed tools during work.
• Availability of a ladder for job sites.
• Possession of a smartphone with a high-resolution camera (e.g., iPhone 13 or equivalent).
• Ability to capture clear photos and videos of properties and repairs.
• Competence to write detailed notes and submit updates post-visit.
• Comfortable working independently with minimal supervision.
• Professional, punctual, reliable, and detail-focused conduct.
• Effective and respectful communication with property stakeholders and team members.

Preferred Qualifications

• Experience with rental turnover repairs.
• Familiarity with preparing properties for photos, showings, inspections, or move-in.
• Experience installing lockboxes and managing access details.
• Exposure to working inside both occupied and vacant residential rentals.
• Background supporting property management or residential service operations.

The ideal candidate is hands-on, trustworthy, and can operate autonomously at rental properties. They are proficient at evaluating property condition, conducting general repairs, installing lockboxes, capturing thorough documentation, and preparing units for various stages of leasing or occupancy. Maintaining professionalism with owners, tenants, vendors, and colleagues is fundamental, as is an understanding of when to escalate work requiring licensed trades.
