Role Overview

The Facilities Specialist focused on Hard Services is accountable for the technical management, upkeep, and continuous enhancement of building engineering systems in assigned office locations. This role ensures that vital mechanical, electrical, plumbing, fire safety, and infrastructure systems operate safely, efficiently, and comply with relevant regulations to guarantee uninterrupted business functions.

Responsibilities

• Manage daily operations and performance monitoring of engineering systems including HVAC, chilled water, precision air conditioning, electrical distribution, main switchgear, transformers, generators, automatic transfer switches, UPS, lighting, emergency lighting, plumbing, water supply and pumps, sewage and drainage, fire detection and alarms, fire suppression and sprinklers, fire pumps, elevators and escalators, building management and energy management systems, access control, CCTV infrastructure, structured cabling, and utility metering systems.
• Develop and execute annual preventive maintenance schedules; coordinate corrective maintenance; conduct inspections; review and verify maintenance reports; analyze failures; recommend improvements to maintain zero overdue preventive maintenance.
• Serve as lead technical resource for troubleshooting equipment failures through root cause analysis, diagnostics, emergency repairs, and risk mitigation.
• Respond promptly to critical system incidents such as power failures, generator or UPS issues, HVAC outages, water leaks, fire system faults, plumbing failures, and mechanical breakdowns.
• Maintain up-to-date engineering asset records including inventories, tagging, warranties, maintenance history, lifecycle data, spare parts, technical documentation, and drawings; plan equipment replacements based on condition assessments.
• Oversee technical contractors and vendors for HVAC, electrical, generator and UPS maintenance, fire protection, plumbing, elevators, building automation, mechanical services, and specialized engineering, ensuring compliance with scopes, risk assessments, permits, SLAs, quality standards, and invoice accuracy.
• Lead infrastructure projects such as office expansions, MEP upgrades, generator and UPS installations, HVAC and electrical improvements, lighting retrofits, fire system upgrades, data center support, and workplace modernization, managing technical design, budgets, procurement, scheduling, commissioning, and handover.
• Ensure adherence to all applicable engineering, safety, environmental, and occupational health regulations, local building and fire codes, landlord and company standards, and government permits.
• Drive sustainability efforts by monitoring energy consumption, recommending conservation initiatives, optimizing HVAC and power efficiency, engaging in renewable energy evaluations and carbon reduction projects, and preparing utility performance reports.
• Support emergency and business continuity operations including emergency response, power restoration, equipment isolation, shutdown procedures, generator management, disaster recovery, incident reporting, and participation in drills.
• Maintain comprehensive engineering documentation and generate logs, maintenance, KPI, downtime, incident, root cause, utility, asset condition, and project reports.
• Identify and implement continuous improvement projects focused on reliability, predictive maintenance, modernization, automation, digital monitoring, cost reduction, process standardization, and engineering innovation, aligning practices to industry standards.

Qualifications

• Bachelor's degree in Mechanical, Electrical, Civil Engineering, or related field.
• Professional engineering license (EBK, KETRB, IEK, or IET-K) preferred.
• 3 to 5 years' experience in facilities engineering or technical facilities management, preferably in commercial offices, BPOs, technology firms, healthcare, manufacturing, or mixed-use properties.
• Strong expertise with MEP systems, preventive maintenance, building infrastructure, and familiarity with BMS, CMMS/CAFM, Google Workspace, AI tools, and Microsoft Office.

Key Performance Indicators

• Meet or exceed 99.5% uptime on critical equipment.
• Achieve at least 98% completion of preventive maintenance and zero overdue critical maintenance.
• Maintain Mean Time to Repair within service level agreements.
• Reduce recurring equipment failures and emergency repair expenses.
• Ensure full compliance with all safety and regulatory inspections, with zero major violations or audit findings.
• Maintain vendor SLA compliance above 95%, high contractor safety standards, and timely service delivery.
• Deliver engineering projects on schedule and budget with minimal operational disruption.
• Implement continuous engineering improvements that reduce energy use and equipment downtime while increasing reliability and efficiency.
