Position Overview
The Construction Lending Underwriter will join the expanding construction lending division, playing a crucial role in evaluating and processing bridge and construction loan applications. This position is ideal for underwriters with a foundation in residential mortgage underwriting who possess attentive detail orientation, effective communication skills, and relevant experience with construction lending products.
Key Responsibilities
- Serve as the in-house expert for bridge and construction loan products by addressing complex scenario inquiries and guiding loan structuring and adherence to guidelines.
- Conduct thorough reviews of loan applications to confirm compliance with established lending guidelines; escalate exceptions to Executive Management as necessary.
- Investigate and resolve inquiries related to mortgage loan guidelines, offering precise and timely underwriting assistance.
- Analyze complex income documentation, including personal and business tax returns, and perform income qualification calculations.
- Maintain clear communication with loan officers throughout the review process concerning document needs, loan eligibility, structuring, and guideline interpretations.
- Perform due diligence on builders, clear construction-related underwriting conditions before loan closing, and interact directly with builders to obtain necessary documents.
- Review financial figures related to construction loans prior to disclosure and closing phases.
- Prepare construction loan files for conversion to permanent loans after construction completion.
Candidate Requirements
- At least 2 years of experience in mortgage underwriting or junior underwriting roles.
- Strong understanding of residential mortgage underwriting standards, documentation protocols, and risk assessment principles.
- Proficiency with Encompass loan origination software, Fannie Mae Desktop Underwriter, and Freddie Mac Loan Product Advisor.
- Excellent verbal and written communication skills enabling professional interaction with loan officers, borrowers, builders, and internal teams.
- Meticulous attention to detail alongside strong organizational capabilities.
- Effective multitasking and deadline management skills in a fast-paced setting.
- Preferred experience with construction and bridge lending products.
- Knowledge of relevant federal and state mortgage lending rules and regulations.
- Experience evaluating income, assets, credit reports, and collateral documentation.
- Demonstrated ability to rapidly learn and adapt to new loan products, technologies, and underwriting guidelines.
