Key Responsibilities

• Assist Asset Managers in implementing and executing asset-specific business plans and strategies across multifamily properties.
• Create and maintain comprehensive financial models for asset valuation, refinancing analysis, capital allocation, hold/sell decision-making, and investment underwriting.
• Support budget preparation, operating forecasts, capital planning, and strategic business plan development and reviews.
• Conduct monthly and quarterly financial performance analysis, including variance assessment, trend evaluations, cash flow forecasting, and net operating income improvement monitoring.
• Analyze property operations such as lease rollovers, occupancy rates, concession allowances, renewal pricing strategies, collections performance, and delinquency trends to identify growth and efficiency opportunities.
• Collaborate with Analysts and Asset Management Coordinators to prioritize tasks and workflow management.
• Establish and nurture productive relationships with third-party property managers, participating in regular performance reviews.
• Oversee operational metrics including leasing strategies, expense controls, staffing considerations, resident retention efforts, and capital investment recommendations.
• Conduct property inspections and market assessments to gauge physical conditions, competitive positioning, renovation status, and progress on business plan objectives.
• Assist in monitoring capital projects, unit upgrades, renovations, and value-add initiatives, managing budgets and analyzing returns.
• Support transition activities encompassing acquisitions, dispositions, refinancing transactions, and management changeovers.
• Contribute to the preparation of detailed quarterly investor reports, lender reports, internal performance presentations, and partnership communications.
• Prepare asset-specific review materials, approval requests, and investment memoranda for senior leadership and investment committees.
• Assist in portfolio-wide projects including benchmarking, operational reviews, and special initiatives aimed at enhancing portfolio performance.
• Coordinate across acquisitions, finance, legal, construction, and property management teams to ensure business plan consistency and execution.
• Provide backup support to Asset Managers during absences and periods of escalated workload.
• Help underperforming assets through operational analysis, financial review, and action plan implementation.
• Mentor analysts and participate in team training and development activities.
• Commit to continuous skill advancement in asset management, financial modeling, market research, and investment management towards eventual portfolio ownership.

Qualifications

• Bachelor's degree is mandatory; degrees in Real Estate, Finance, Accounting, Economics, Business, or related fields are preferred.
• Three to five years of relevant experience in real estate, finance, multifamily operations, asset management, acquisitions, property management, or valuation is required.
• Preference for candidates with multifamily sector experience.
• Proficient in reviewing financial statements, operating budgets, forecast models, and business plans.
• Understanding of institutional ownership structures, third-party property management oversight, and capital project management is an advantage.
• Experience with software such as Yardi, Excel-based financial models, Power BI, or similar financial reporting tools is beneficial.
• Knowledge of multifamily real estate markets in the Western United States is preferred.
