About the Company
VSR Builders & Developers is a real estate development company based in Bengaluru, focussing on land acquisition, property development, joint ventures, and real estate investments. The firm undertakes various residential and commercial projects within Bengaluru, aiming to strengthen its in-house capabilities to support expanding project portfolios and business operations.
Key Responsibilities
- Carry out independent title verification and comprehensive legal due diligence related to land and property assets.
- Verify ownership, encumbrances, title flow, and corroborate pertinent property documentation.
- Draft detailed title opinions, legal due diligence reports, and organize document checklists accordingly.
- Scrutinize Karnataka-specific land and revenue records such as RTC/Pahani, Mutation Records, Encumbrance Certificates, Khata, conversion orders, and survey documents.
- Prepare and review various types of legal agreements and property documents, including Joint Development Agreements, General Power of Attorney, Agreements of Sale, Sale Deeds, MOUs, Development/Sharing Agreements, Lease Deeds, Gift, Release and Partition Deeds, as well as affidavits and official notices related to property.
- Detect and highlight potential legal risks or defects concerning titles, encumbrances, family claims, litigations, acquisitions, and documentation issues.
- Manage and coordinate property registrations at Sub-Registrar offices and liaise with revenue authorities, BBMP/BDA, and other government bodies as needed.
- Collaborate with external legal counsel and senior advocates on litigation and related property matters.
- Maintain comprehensive records of legal documentation, track pending cases, and ensure compliance with statutory requirements.
- Offer legal guidance and support to company management on matters related to land acquisition, property development, and real estate transactions.
Candidate Profile and Requirements
- Possess an LL.B. degree from an accredited university and be registered with a State Bar Council.
- Have a minimum of 3 to 5 years of focused experience handling real estate and property law matters.
- Demonstrate strong expertise working with Karnataka's land and property records and documentation.
- Exhibit the ability to perform title verification and due diligence independently.
- Possess proficient drafting skills for property-related documents and a solid understanding of property registration and revenue processes.
- Be capable of interpreting Kannada-language property and revenue records effectively.
- Communicate well in both written and spoken English.
- Experience with real estate developers, property-specialized law firms, or advocates concentrating on property law will be advantageous.
- Willingness to travel to Sub-Registrar offices, courts, government departments, and property sites as required.
- Display organizational skills, responsibility, and autonomy in managing legal assignments.
