Overview

Royal York Property Management is seeking a dependable and skilled Handyworker to service residential rental properties. The role involves evaluating property readiness, performing routine maintenance and repairs, installing lockboxes, capturing detailed photos and videos, and recognizing additional needed work prior to property showings, leasing, or move-in.

Our company manages residential rental properties, supporting property owners, tenants, and internal teams by overseeing leasing, coordinating maintenance, conducting inspections, enabling property access, preparing for move-ins, and ensuring smooth property management operations.

Key Responsibilities

• Visit residential rentals for readiness assessments, access verification, repair tasks, inspections, and move-in preparations.
• Assess and document property condition, noting recommended fixes or improvements.
• Capture clear photographs and videos of the property, key access points, lockboxes, repairs, and any issues needing follow-up.
• Install lockboxes and verify access arrangements.
• Perform minor repairs and general preparation tasks to ensure property readiness.
• Generate work orders for additional maintenance or improvements as necessary.
• Return to properties to complete authorized repair assignments.
• Provide detailed updates with notes, visual proofs, and descriptions of completed work.
• Maintain professional communication with property owners, tenants where relevant, vendors, and internal stakeholders.
• Identify when work requires licensed trades and escalate accordingly.

Typical Work Includes

• Drywall patching and minor wall repairs.
• Caulking and sealing tasks.
• Painting touch-ups.
• Repairs to doors, locks, hinges, handles, and cabinets.
• Basic plumbing fixes.
• Installation of fixtures, shelves, mirrors, blinds, and hardware.
• Minor repairs involving flooring, trim, and baseboards.
• Prepare properties for rental turnover and readiness.
• Lockbox installation and access configuration.
• Conduct property condition inspections before showings, inspections, or move-in dates.

Requirements

• Previous hands-on experience in roles such as handyworker, maintenance technician, or contractor.
• Solid understanding of residential repair, rental turnovers, and property readiness standards.
• Reliable transportation and ability to travel between job sites.
• Owning essential tools and carrying them while working.
• Access to a ladder for job needs.
• An iPhone 13 or equivalent smartphone featuring a quality camera.
• Comfortable documenting property conditions by taking clear photos and videos.
• Clear written communication for reporting after each visit.
• Capable of working independently with minimal supervision.
• Professional, punctual, dependable, and detail-focused demeanor.
• Effective communication skills with all involved parties including owners, tenants, vendors, and internal teams.

Preferred Experience

• Experience performing rental turnover repairs.
• Skilled in preparing properties for photography, showing, inspections, or move-in.
• Familiarity with lockbox installation and access verification.
• Worked in both occupied and vacant residential rental environments.
• Background in supporting property management, leasing, maintenance, or residential services operations.
