Position Summary
The Resident Manager is a live-in leadership position that oversees both resident-facing and administrative work within the community. The role is key to creating a safe, comfortable, and happy environment while keeping day-to-day operations running smoothly. It calls for strong people leadership, sound operational judgment, and a genuine commitment to resident care and service excellence. As the community’s primary on-site representative, the Resident Manager helps deliver the organization’s vision of joyful and dignified living.
Operations Oversight and Team Supervision
Responsible for the overall administration of daily operations across housekeeping, food and beverage, guest services, health and wellness, maintenance, gardening, and security.
- Carry out detailed site rounds using standard checklists to review cleanliness, upkeep, and safety.
- Ensure company housekeeping and operating standards are followed consistently.
- Keep all shared spaces, including lobbies, lounges, fitness areas, and outdoor zones, operating smoothly and looking presentable.
- Work with the dietary and kitchen teams on menu planning and tasting reviews so meals suit residents’ nutrition needs, special dietary restrictions, taste expectations, and applicable quality and regulatory standards.
Financial and Profitability Management
- Take responsibility for the community’s revenue, spending, and overall operating profitability.
- Support achievement of monthly food and beverage budget goals through careful planning and resident engagement.
- Put controls in place to curb unnecessary costs, cut down waste, and prevent pilferage.
- Perform regular audits of food and beverage operations, including kitchen hygiene, storage practices, portion control, stock levels, and vendor invoice accuracy, to ensure compliance with SOPs and food safety rules.
Human Resources and Team Welfare
- Ensure qualified staff are recruited and retained in line with company policy.
- Monitor monthly attendance records and maintain them accurately.
- Act promptly on attendance irregularities and support correct payroll processing.
- Prepare and share monthly training schedules at the start of each month and submit completion reports to HR.
Community Representation and Alignment
- Represent Columbia Pacific Communities within the community and work closely with the Resident Committee to keep service delivery aligned with the organization’s mission.
- Take part in company calls, review meetings, and planning discussions to remain aligned with wider business objectives.
Compliance and Documentation
- Coordinate with CH, DGM, and the legal team to secure and manage the necessary government approvals.
- Ensure compliance with local laws, regulations, and statutory obligations.
- Maintain complete and easy-to-access records of legal, statutory, and operational documents.
- Track expiry dates and ensure timely renewal of all required permits and licenses.
- Monitor petty cash usage by checking supporting receipts, reimbursement requests, and monthly expense records, ensuring all payments remain within approved budgets and follow documentation rules.
Facilities and Maintenance Oversight
- Oversee the maintenance and condition of all community assets, equipment, and infrastructure.
- Drive preventive servicing to support continuity of operations and reduce the risk of breakdowns.
- Keep updated records of AMCs, service calendars, and vendor details.
- Provide regular status updates on open maintenance matters and planned improvements to the Maintenance Committee.
Wellness Activities and Centre Management
- Partner with the Wellness Head to plan and run monthly wellness programs for residents.
- Make sure the wellness centre is ready each day and maintained with high standards of hygiene, safety, and ambience.
- Train the Health and Wellness team to manage routine and emergency situations in line with brand expectations.
- Work with the Kites team to improve the range and frequency of wellness activities.
- Audit wellness centre operations, including service logs, appointment records, staff rosters, equipment upkeep, and billing, while ensuring compliance with health and safety regulations.
Garden Upkeep and Sustainability
- Ensure the garden is maintained year-round so it stays attractive and well-kept.
- Train the team on practical waste management methods with an emphasis on environmental sustainability.
Emergency Readiness and On-Site Availability
Because this is a live-in leadership role, the Resident Manager is expected to remain available for emergencies and coordinate response efforts across departments whenever needed.
Resident Experience and Engagement
- Ensure residents regularly participate in engagement activities and that such programs are conducted frequently.
- Promote positive ageing by nurturing physical, mental, and emotional wellbeing.
- Conduct monthly Open House meetings and resident feedback sessions to review service quality and identify improvement opportunities.

This position is based in Puducherry, India and is a full-time, on-site role. The role is live-in and requires strong leadership presence across all community functions.
