Role overview
An established main contractor in Ireland is looking for a Quantity Surveyor to strengthen its commercial team in Longford. The role focuses on delivering bespoke joinery and façade packages, with responsibility for the commercial journey of projects from award through to final account. You will collaborate closely with design and operations colleagues on technically detailed, design-led work.
This is mainly an office-based position in Longford, with coordination across live projects as needed.
Commercial management
- Take ownership of project financial control from contract award through to final account settlement.
- Track budgets, expenditure, and overall project performance.
- Spot commercial risks early and help put recovery measures in place where necessary.
Variations and valuations
- Prepare, submit, and negotiate project variations.
- Support interim valuation processes and cash flow management.
- Keep thorough records to back up contractual entitlement and claims.
Subcontract management
- Prepare and agree subcontract package orders.
- Oversee subcontractor payments, package budgets, and close-out accounts.
- Review subcontractor performance from a commercial standpoint.
Contract administration
- Help protect the contractual position through clear and timely communication.
- Issue notices promptly to manage change, risk, and delay.
Design and project coordination
- Work in close partnership with design and operations teams.
- Assess how design development affects cost and programme.
Reporting
- Support monthly cost/value reporting.
- Track revenue, forecast the cost to complete, and monitor margin.
Requirements
- A degree in Quantity Surveying or a closely related discipline.
- 2 to 3 years of relevant experience, ideally in joinery, fit-out, façade, or main contracting.
- Strong commercial judgement and good communication ability.
- Hands-on experience with variations and design-related changes.
- Capacity to manage tasks across several projects at once.
Desirable experience
- Background in bespoke or specialist package work.
- Familiarity with tools such as Procore, Viewpoint, CEMAR, or comparable systems.
- Experience working with Irish or UK main contractors.
Performance measures
- Submitting variations and valuations on time.
- Recovering value from variations effectively.
- Controlling budget against actual cost and margin.
- Maintaining accurate cost-to-complete forecasts.
- Supporting healthy cash flow.
- Driving progress on final account completion.
Package
- Annual salary between €55,000 and €65,000.
