Role Purpose

This role is responsible for establishing and directly managing SGI’s planning and project controls operations across assigned projects and the broader portfolio. It involves developing and maintaining trustworthy project schedules, monitoring actual progress, forecasting outcomes, initiating corrective measures, and preparing thorough monthly reports for senior leadership and investors.

Scope and Responsibilities

  • Functioning as a hands-on individual contributor without initial support from planners or coordinators, managing schedules, dashboards, analyses, and reports personally.
  • Covering diverse real estate projects including residential, commercial, hospitality, mixed-use, infrastructure from early stages through design, procurement, construction, and handover.
  • Independently validating project progress and forecasts by collaborating with internal and external stakeholders such as Project Directors, consultants, contractors, and cost advisors.
  • Creating and implementing procedures, templates, and reporting frameworks to expand SGI’s project controls capabilities.
  • Developing comprehensive project schedules from scratch using Primavera P6 and/or Microsoft Project, designing WBS, activity logic, milestones, and critical path analysis.
  • Maintaining approved master schedules and integrated portfolio milestone plans, ensuring alignment with business cases, contractual milestones, and project deliverables.

  • Proficient in Primavera P6 with the ability to build schedules from the ground up.
  • Strong reporting skills including preparation of executive summaries, dashboards, variance analyses, and management presentations.
  • Advanced competency in Microsoft Excel, PowerPoint, Microsoft Project; experience with Power BI or similar dashboard tools preferred.
  • Deep understanding of critical path method, progress measurement, schedule risk, recovery planning, cost-schedule integration, cash flow, IPCs, claims, and change management.
  • Excellent verbal and written English communication skills; Arabic language skills are advantageous.
  • Professional certification such as PMP, PMI-SP, AACE PSP or equivalent is preferred.
