Overview
The Facility Management Engineer is responsible for ensuring the smooth operation, upkeep, and administration of all mechanical, electrical, plumbing, and soft services across assigned buildings and sites. This role covers both Hard FM aspects such as HVAC, electrical, fire protection, ELV, BMS, and building fabric maintenance, as well as Soft FM domains including housekeeping, security, landscaping, and waste management. The engineer ensures facilities are safe, fully functional, and compliant with relevant legal and health & safety standards, while managing both internal teams and outsourced providers.
Key Responsibilities
- Oversee daily operation and maintenance of MEP systems including HVAC, electrical, plumbing, drainage, fire alarms, ELV, BMS, and building structure.
- Develop and supervise implementation of Planned Preventive Maintenance schedules and ensure corrective maintenance tasks are promptly addressed.
- Coordinate emergency repairs to minimize downtime and conduct technical inspections and audits to enhance operations.
- Manage soft services operations such as housekeeping, security patrols, landscaping, waste management, and external cleaning activities.
- Supervise teams and outsourced contractors to maintain high standards in cleaning, security, landscaping, pest control, and outdoor facilities.
- Maintain effective client communication, handle complaints, and ensure contract KPIs and SLAs are met.
- Lead and monitor technical and soft services staff performance, manpower planning, and provide guidance and training.
- Ensure strict compliance with local regulatory requirements, health and safety policies including emergency preparedness and environmental controls.
- Maintain accurate records of assets and maintenance history using CAFM/CMMS tools; oversee asset lifecycle and spare parts planning.
- Conduct quality assurance inspections and promote continuous improvements to enhance service delivery, cost efficiency, and energy sustainability.
Qualifications and Experience
- Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or related discipline.
- Prior professional certification in Facility or Maintenance Management is advantageous.
- Minimum five years’ experience in managing facility operations covering hard and soft FM services, preferably within GCC regions.
- Experience in managing diverse properties such as commercial, residential, educational, hospitality, or healthcare facilities.
- Strong knowledge of MEP systems, landscaping operations, housekeeping protocols, security technologies, and CMMS platforms.

- Customer-focused approach with strong analytical thinking.
- Competent in reading engineering drawings and technical documents.
- Knowledgeable about local regulations, HSE standards, and sustainability practices.
Performance Indicators and Working Conditions
- Measurement of KPIs including PPM completion, maintenance response, equipment uptime, SLA adherence, client satisfaction, and safety compliance.
- Full-time role involving regular site inspections, emergency call-outs, and a combination of office and field duties.
- May require occasional weekend and holiday shifts in line with operational demands.
