Contract Manager

Role Summary

A major real estate developer in Saudi Arabia is seeking a seasoned Contracts Manager to support project delivery across large mixed-use and high-profile developments in Riyadh. The position sits within the Commercial / Contracts / Project Delivery function and is focused on safeguarding commercial and contractual interests throughout the entire contract lifecycle.

What You Will Do

You will manage contracts from early tendering and pre-award work through final close-out. The role covers tender preparation, contract administration, variations, claims, compliance, stakeholder coordination, and dispute avoidance across multiple large-scale projects.

• Prepare, review, and issue tender packs, contracts, and Letters of Award.
• Contribute to tender analysis, commercial evaluation, contract qualifications, and risk review before award.
• Work closely with technical, commercial, procurement, and delivery teams to align scope with execution plans.
• Make sure contract documents clearly set out scope, deliverables, commercial terms, and risk allocation.
• Administer contracts from award to completion, including notices, correspondence, instructions, and records.
• Manage variation orders, change controls, and related commercial adjustments.
• Support claims handling, including extension of time, cost, and disruption claims.
• Track compliance with contract terms and identify commercial or contractual risks early.
• Coordinate with Commercial, Legal, Procurement, Project Controls, and Delivery teams for integrated execution.
• Keep complete contractual records and audit trails in line with governance requirements.
• Help prevent disputes and support resolution strategies while protecting the company’s position.
• Lead close-out activities such as final accounts, claim settlement, contractual release, and lessons learned capture.

Requirements

This role requires a strong background in contract management within real estate development, mixed-use, or major construction environments. The ideal candidate must have experience in both pre-contract and post-contract phases and be comfortable managing several contracts and stakeholders at once.

• Bachelor’s degree in Construction Management, Engineering, Quantity Surveying, or a related field.
• At least 12 years of relevant contract management experience.
• Hands-on exposure to pre-contract and post-contract work.
• Proven capability in contract drafting and tender documentation.
• Experience in contract administration.
• Ability to manage variations and change management processes.
• Experience with claims handling, including EOT, cost, and disruption claims.
• Strong understanding of commercial risk management.
• Knowledge of standard forms such as FIDIC or similar.
• Professional credentials such as MRICS, PMP, FIDIC, or equivalent are strongly preferred.
• Excellent analytical, drafting, negotiation, and organizational abilities.
• Ability to coordinate multiple contracts and stakeholders simultaneously.
• Arabic and English fluency is mandatory.
