Role Summary
The Quantity Surveyor / Cost Manager / Estimator will support interior fit-out projects by handling procurement, cost estimation, BOQ preparation, tender pricing, and supplier/subcontractor coordination. The position requires strong commercial judgement, careful attention to scope and drawings, and the ability to keep costs and procurement activities aligned with project requirements.
Procurement and Vendor Coordination
- Source, assess, and appoint capable subcontractors and suppliers for interior fit-out packages such as joinery and carpentry, gypsum and ceilings, flooring, MEP works, painting and finishing, glass and aluminum, as well as furniture and custom fixtures.
- Build and maintain an expanding database of dependable vendors and subcontractors.
- Send quotation requests to suppliers and trade partners.
- Review submitted quotations for scope coverage, correctness, and price competitiveness.
- Negotiate commercial terms, rates, and delivery timelines to secure the best project value.
- Make sure procurement decisions match project drawings, specifications, and required quality levels.
BOQ Preparation and Cost Estimation
- Develop detailed Bills of Quantities for interior fit-out jobs using architectural drawings, interior design drawings, shop drawings, specifications, and project briefs.
- Carry out quantity take-offs for materials, finishes, and construction components.
- Prepare structured cost summaries for bids and internal budgeting.
- Work closely with designers and engineers to confirm scope and technical details.
Tendering and Bid Support
- Prepare full tender packages that include BOQs, cost estimates, supplier quotations, commercial pricing schedules, and technical compliance documents.
- Examine tender documents, drawings, and specifications to understand the full scope of work.
- Coordinate with internal stakeholders to ensure pricing is accurate, competitive, and complete.
- Submit tenders on schedule and in line with client instructions.
- Join post-tender discussions, clarifications, and negotiations with clients.
Project Procurement Support
- Assist project managers with procurement planning during execution phases.
- Monitor supplier performance, delivery lead times, and quality adherence.
- Ensure subcontracted works and materials are obtained within approved budgets.
- Track procurement timelines closely to reduce the risk of project delays.
Qualifications and Experience
- Bachelor’s degree in Construction Management, Architecture, Civil Engineering, Quantity Surveying, or a related discipline.
- 3 to 7 years of experience in procurement or quantity surveying within interior fit-out or construction environments.
Skills and Expertise
- Proven capability in BOQ development and quantity take-offs.
- Strong knowledge of interior fit-out materials, finishes, and construction methods.
- Hands-on experience in sourcing and managing subcontractors and suppliers.
- Solid negotiation ability and cost control awareness.
- Ability to interpret architectural and interior design drawings accurately.
- Experience supporting tender preparation and bid submissions.
- Strong command of Microsoft Excel and BOQ or estimation tools.
- Working knowledge of AutoCAD is an advantage.
- Good commercial judgement and analytical thinking.
Preferred Background
- Experience on commercial, retail, hospitality, or office interior fit-out projects.
- A pre-existing network of subcontractors and suppliers in Saudi Arabia.
- Familiarity with local construction procurement practices.
