Development Director - Apartments

About the Role

Qiddiya Investment Company is building a new kind of urban destination in Saudi Arabia, and its Residential Business Unit is driving the creation of premium communities. The organization is looking for a Development Director to take charge of apartment-related residential development and help deliver high-end living environments that align with the broader vision for Qiddiya.

This position covers the full development cycle for residential products, with a strong focus on villas and townhouses. The successful candidate will help shape the concept, coordinate complex workstreams, and ensure the final product reflects the expectations of future residents.

Key Responsibilities

• Set the strategic direction for residential development initiatives across Qiddiya.
• Make sure each project supports Qiddiya’s broader objectives, with attention to quality, sustainability, and market fit.
• Handle site selection, feasibility assessment, and master planning together with internal teams and outside partners.
• Support the project team through design and construction, keeping work on schedule and within budget.
• Prepare presentations and communicate clearly with senior leaders and prospective investors about project scope and strategic value.
• Track market movements and customer preferences to inform fresh and relevant residential concepts.

Requirements

• A bachelor’s degree or master’s degree in Real Estate, Architecture, Urban Planning, or a similar discipline.
• Minimum 12 years of experience in premium residential development, preferably involving community building.
• Proven ability to manage large-scale projects from early concept through final delivery.
• Solid knowledge of the residential property market in Saudi Arabia or the GCC region.
• Experience leading cross-functional teams and coordinating external consultants.
• Strong analytical capability for feasibility work and market analysis.
• Excellent verbal and written communication, along with strong stakeholder negotiation skills.
• Hands-on knowledge of project management methods and tools.
• Experience or exposure to sustainable design approaches is an advantage.
