Role summary
ESR is looking for an analytical and self-driven Associate / Senior Associate to join its Data Centre team. The role requires at least 4 years of investment experience. Reporting to the Managing Director, Investments, the selected candidate will independently review data centre investment opportunities, build detailed financial models, and prepare investment materials and analytical support for senior leadership decisions.
Key responsibilities
The position focuses on investment analysis, financial modelling, research, and transaction support across data centre opportunities.
- Evaluate potential data centre investments across different regions and markets.
- Create and maintain advanced financial models to assess deal economics, scenario outcomes, and key return measures such as IRR, equity multiple, and cash-on-cash returns.
- Prepare well-structured investment memoranda and presentations for investment committees and senior leaders, covering strategic fit, risks, and recommendations.
- Carry out market research at both macro and micro levels, compare competitors, and complete due diligence to support underwriting and investment strategy.
- Coordinate with brokers, partners, legal advisors, and other external stakeholders to keep transactions moving.
- Support senior management with ad hoc analysis, including portfolio reviews, hold/sell assessments, and performance tracking.
Requirements
The role calls for a minimum of 4 years of relevant investment experience in data centres, real estate investment, or a similar area.
- Ability to manage several priorities while meeting deadlines without sacrificing quality.
- Capability to work with limited supervision and produce thoughtful, polished outputs independently.
