Role Overview

The Vice President of Procurement will lead a division sub-function with responsibility for end-to-end operational performance, strategic sourcing, vendor partnerships, and team leadership. The position plays a key role in shaping community startup priorities, procurement strategy, budget control, and cost improvement initiatives across multiple disciplines.

Key Responsibilities

• Shape community strategy by contributing to floor plan, elevation, and option decisions so they align with broader business objectives.
• Coordinate startup priorities across functions and hold multiple stakeholders accountable for delivery and alignment.
• Design startup approaches that improve budget accuracy, cost efficiency, and speed to market.
• Provide the operations team with updates on budgets, cost changes, and potential savings or risks to support decision-making.
• Develop processes that improve total cost performance, including variable work-in-progress spending and option cost precision.
• Create trade partner strategies with strong collaboration from construction leaders to stay aligned with project goals and timelines.
• Manage priority vendor relationships and build durable, value-generating partnerships.
• Deliver clear written and verbal presentations tailored to different audiences.
• Build strong relationships with trade partners at both ownership and management levels to support sourcing strategies, collaboration, and cost control.
• Recruit, develop, and mentor talent while influencing capability building across multiple disciplines.
• Carry out additional duties as assigned.

Leadership and Organizational Scope

• Leads a division sub-function and oversees all operations within that area.
• Sets and executes tactical and operational plans that materially affect divisional or area results.
• Focuses on mid-term strategy, typically up to 3 years, and may need to create new processes, standards, or operating plans.
• Has budget accountability for the managed area.
• Manages multiple teams led by directors and managers.
• Develops mid- to long-term plans for organizational design and talent needs.
• Has substantial authority over hiring, termination, promotions, and rewards within policy guidelines.

Experience and Knowledge Needed

This role calls for advanced business judgment, broad management capability, and leadership experience across several professional disciplines. Candidates are expected to bring a mix of formal learning, practical expertise, and knowledge of internal business practices.

A university degree or equivalent experience is required, along with at least 10 years of relevant prior experience.

• Deep expertise in procurement platforms, financial planning, and supplier management
• Strategic leadership with an ability to drive innovation and long-term outcomes
• Strong negotiation and dispute-resolution capability
• Ability to influence stakeholders and build relationships across regions and business units
• Experience building high-performing teams and coaching future leaders
• Working knowledge of construction materials, trade practices, and supply chain rules
• Ability to lead change and improve operational performance

Licensing and Certifications

• A valid driver’s license is required because driving is an essential part of the job
• ISCM (Certified Procurement) or an equivalent credential is preferred
