Facilities Engineer

Position Summary

We are hiring a capable Facilities Management Engineer with solid contractor-side exposure to oversee several facility management agreements and deliver integrated FM services across varied client portfolios. The role calls for someone who can supervise operations teams, maintenance activity, subcontractors, and technical projects while keeping contracts compliant, operations efficient, and clients satisfied.

Contract and Operations Management

• Handle multiple FM contracts and client accounts on behalf of the service provider.
• Make sure service commitments, SLAs, KPIs, and client requirements are met consistently.
• Direct day-to-day operations across several locations with a focus on quality, efficiency, and adherence to company procedures.
• Carry out site visits, performance evaluations, and operational audits on a regular basis.

Technical Operations

Supervise preventive and corrective maintenance for HVAC, electrical, plumbing, ELV, and minor civil works, ensuring all tasks are completed safely, efficiently, and in line with contract requirements.

Specialist Systems Oversight

Coordinate specialist subcontractors working on elevators and lifts, swimming pools, CCTV, access control, fire alarm and fire fighting systems, steam and sauna systems, BMUs, cradles, and other building systems. Track their performance, quality, safety, and legal compliance.

Retrofit and Project Delivery

Lead engineering upgrades and retrofit works such as pump changes, AHU and FCU replacements, package unit and ducted AC replacements, chiller replacement, valve package upgrades, and capacitor bank upgrades. Manage planning, execution, budget control, quality checks, and final handover.

Engineering Support

Complete technical evaluations and calculations including chiller efficiency analysis, pump head and flow calculations, HVAC sizing and equipment selection, basic cooling load calculations, cable sizing, breaker selection, and feasibility studies. Provide practical engineering recommendations to improve system performance and energy use.

Commercial and Proposal Work

Prepare technical proposals for work outside the AMC scope, build cost estimates, BOQs, and quotations, and help identify upsell opportunities within current contracts to support business growth.

Mobilization and Asset Control

Manage the full contract lifecycle, including AMC mobilization, site takeover and handover, asset verification, snag tracking and rectification, and demobilization planning. Ensure service remains uninterrupted during transitions.

Compliance and Regulatory Responsibilities

Ensure adherence to all statutory and regulatory obligations, including Civil Defense rules, municipality requirements, water tank cleaning, Legionella testing, microbiological reporting, preventive maintenance audits, and HSE standards.

CAFM and Vendor Management

Work with CAFM platforms such as Facilio, IBM Maximo, RealCube, or similar systems to manage work orders, PM schedules, asset records, and reporting. Assess, coordinate, and monitor vendors and subcontractors to maintain service quality and contractual compliance.

Mandatory Experience and Background

The role requires at least 3 years of experience with a facility management service provider in a contractor capacity. Candidates should have managed several sites, contracts, and client portfolios at the same time, and should bring strong IFM operations experience rather than only standalone maintenance exposure. Experience handling an AMC portfolio valued at AED 3.5–4 million or more is required. Exposure to government, commercial, residential, retail, and mixed-use properties is expected. A UAE driving licence is preferred.

Preferred Qualifications and Soft Skills

A bachelor’s degree in Mechanical, Electrical, or a related engineering field is preferred. The ideal candidate should also have a strong grasp of UAE FM practices and local statutory regulations, along with excellent communication, client-handling, leadership, problem-solving, and multi-tasking abilities in a fast-moving environment.
