Project Manager - Civil Construction

Role Overview

ALFIRAS General Contracting is looking for a seasoned Project Manager in civil construction to oversee building projects from the initial stage through final handover. This role is centered on managing execution, commercial coordination, safety, quality, stakeholder relationships, and delivery against time and budget targets.

The right candidate should bring a strong background with established main contractors and have hands-on experience delivering high-rise developments, residential projects, and villa construction within the UAE and wider GCC region.

Important: Applicants from consultancy firms will not be considered. Direct experience with construction contracting companies is compulsory.

Key Responsibilities

• Direct project delivery from site mobilization through completion and handover.
• Oversee every stage of the project to ensure alignment with contract terms, technical specifications, budget controls, and programme milestones.
• Liaise effectively with clients, consultants, subcontractors, suppliers, and internal teams to keep work progressing smoothly.
• Create and apply execution plans, construction approaches, and manpower/resource strategies.
• Track project performance, identify risks early, and take action to avoid delays.
• Manage planning, scheduling, procurement, and allocation of resources across the project.
• Maintain compliance with local laws, authority regulations, and company procedures.
• Control project finances, including budgeting, cost management, variations, claims, and other commercial matters in coordination with the commercial team.
• Chair project meetings and present regular progress updates to senior management.
• Drive a strong Health, Safety, and Environmental culture across the site.
• Assess and approve subcontractor programmes, progress submissions, and payment requests.
• Address technical, site, and contractual issues to keep objectives on track.
• Guide and manage engineers, supervisors, and site management personnel.
• Ensure the project closes out properly and is handed over within the required timeline.

Requirements

• Bachelor's degree in Civil Engineering from a recognized institution.
• Master's degree or PMP certification will be an added advantage.
• 15 to 17 years of overall construction experience.
• At least 5 years in a Project Manager role with a reputable main contractor.
• Demonstrated success in delivering high-rise buildings and villa projects from start to finish.
• Strong exposure to the UAE/GCC construction market is preferred.
• Experience handling projects worth AED 100 million or more will be considered a plus.
• Solid understanding of construction methods, project planning, and contract administration.
• Good working knowledge of UAE building regulations, construction standards, and authority approvals.
• Ability to use scheduling tools such as Primavera P6 and MS Project.
• Strong grasp of budgeting, cost tracking, and project reporting.
• Familiarity with FIDIC contracts and construction claims management.
• Capability to manage multiple stakeholders and project teams efficiently.
• Excellent leadership, communication, negotiation, and problem-solving skills.
• Able to perform under pressure and meet demanding deadlines.
• Commercially minded with strong business judgment.
• Proactive, results-oriented, and focused on successful project delivery.
• Experience with a construction main contractor is mandatory.
• Proven delivery of high-rise building projects is mandatory.
• Proven delivery of villa construction projects is mandatory.
• Strong UAE/GCC experience is mandatory.
• Bachelor's degree in Civil Engineering is mandatory.

Additional Notes

This opportunity is intended for professionals who have built their careers in contracting environments and have a strong record of delivering complex building projects. Candidates with consultancy experience will not be shortlisted.
