Role overview

BMO is seeking a Mortgage Specialist in Regina, Saskatchewan to help customers achieve home ownership while building a strong pipeline of mortgage business. This position is suited to someone with an entrepreneurial mindset who enjoys relationship-building, sales growth, and customer-focused financial guidance. What you will do

  • Develop, strengthen, and manage a network of referral sources to generate mortgage opportunities and grow the bank’s share of home financing business.
  • Reach out to referral and origination partners, including those linked to national alliances or local partnerships, to discuss mortgage and home financing solutions.
  • Help roll out targeted promotions, campaigns, and other marketing initiatives that support business growth.
  • Look for cross-sell and up-sell opportunities and route suitable clients to branch teams to support sales and profitability goals.
  • Expand the referral base by drawing on existing relationships and creating new originations.
  • Represent the bank in the community through trade shows, conferences, and similar events.
  • Act as a customer advocate during mortgage application and processing steps.
  • Complete onboarding-related activities as required.
  • Deliver service that inspires trust through responsive support, product knowledge, and professional communication.
  • Guide customers through mortgage application and processing, and work with branch teams to complete documentation and handoffs.
  • Escalate or resolve service and funding issues so customer expectations are met and mortgage funds are released on time.
  • Respond to customer questions and identify needs for other banking products such as everyday banking, lending, and investments, then refer clients to the right internal partners.
  • Stay current on customer expectations, market developments, best practices, and mortgage-related rules, policies, and procedures.
  • Handle service issues within established guidelines and escalate more complex or recurring matters when needed.
  • Support strategic priorities, contribute recommendations, and help assess business needs and execution sequencing.
  • Work with internal and external stakeholders to advance strategic initiatives and complete home financing transactions.
  • Maintain accurate records in internal systems so teams can track opportunities, transactions, and issues.
  • Analyze data, prepare regular or ad hoc reports and dashboards, and provide practical insights.
  • Support planning and delivery of operational programs and complete routine tasks within service-level expectations.
  • Ensure work is organized, accurate, compliant, and aligned with the bank’s risk management approach, policies, standards, and legal requirements.
  • Use sound judgment, creative thinking, and independent problem-solving while working largely on your own.
  • Take on additional responsibilities as business needs evolve.

Qualifications

The ideal candidate brings 3 to 5 years of relevant experience, along with a post-secondary degree in a related discipline or an equivalent mix of education and work history. Credit-qualified candidates should also meet the required credit knowledge and qualification standards. You should have a strong grasp of mortgage lending, the broader real estate market, and the regulatory environment that governs mortgage products and services.

Success in this role depends on strong relationship-building, sales, customer service, and negotiation abilities. You should also be comfortable with self-management, teamwork, personal lending, relationship-based sales, and account management. Practical knowledge of personal banking, investments, trust services, business and commercial lending, and cash management is also valuable. Strong verbal and written communication, collaboration, analytical thinking, problem solving, and influence skills are important.

Compensation and benefits

This is a commission-based role. Compensation may vary depending on location, skills, experience, education, and qualifications. For commission-based positions, the listed amount reflects the expected target for the first year in the role. Part-time compensation, if applicable, would be adjusted based on hours worked.

The overall rewards package may include performance-based incentives, discretionary bonuses, health insurance, tuition reimbursement, accident and life insurance, and retirement savings plans.
