Role Overview
The Mortgage Loan Processor will oversee each loan file from the point of contract through closing. This role is focused on reviewing documentation, assembling the file for underwriting, coordinating with borrowers, monitoring outstanding conditions, and making sure everything is complete and ready for closing.
Primary Duties
- Examine the initial loan file, the upfront condition sheet, checklist items, the Loan Certification screen, and all opening tasks.
- Deliver complete files to underwriting within the required SLA timelines.
- When a file is not ready for underwriting, inform the Loan Officer about the missing items.
- Issue upfront condition emails and keep processing notes clear and current.
- Handle conditional approval items and suspense conditions.
- Send condition requests to borrowers and realtors when needed.
- Contact borrowers before conditions are issued to explain what is required and to confirm when the items are expected back.
- If borrowers do not respond, continue follow-up through voicemail and text messages.
- Review incoming conditions and complete them as they are received.
- Track appraisal progress, CD request status, and any remaining third-party items, whether originally ordered by the LOA, opening team, or processor.
- Return outstanding conditions to underwriting by the midpoint date or at least 72 hours before commitment.
- Complete the final processing review, the Closing Request screen, the CTC request, and the last file verification steps.
Performance Expectations
- Initial submission must be completed within 24 hours for Platinum Preapproval vetted files and within 48 hours for non-vetted files.
- The upfront condition sheet should be pulled within 24 hours.
- When applicable, underwriting review, condition review, and the CTC request should each be completed within 24 hours.
- Communication with borrowers, sales, underwriting, and closing teams should remain proactive and consistent.
- Files must stay accurate, well organized, and moving steadily toward clear-to-close status.
Requirements
- A minimum of 3 years of experience in mortgage processing or mortgage operations is required.
- Prior experience handling New England bond loans and down payment assistance loans is required.
- A high school diploma or an equivalent credential is required.
- Strong skills in organization, communication, and follow-up are necessary.
- The ability to work independently in a remote setting is important.
- Comfort with deadlines, borrower communication, and managing 25 or more files at the same time is required.
