Job description

Role Overview

This full-time on-site maintenance role supports student housing operations in Athens, GA. The technician will respond to repair and maintenance requests, complete preventive maintenance, prepare apartments for move-outs and turnovers, and make sure supplies are requested on time. The position is focused on keeping buildings, systems, and equipment safe, functional, and well maintained while delivering reliable service to residents.

The role calls for an experienced maintenance professional who can work effectively in a fast-moving collegiate environment and bring strong troubleshooting skills, technical knowledge, and consistent follow-through. Immediate hiring is available.

Key Duties

  • Record service requests and completed work accurately using Building Automation Systems (BAS), Entrata, and CMMS tools.
  • Keep the property in line with the company’s operating procedures as well as OSHA and industry standards.
  • Carry out physically demanding maintenance tasks that support asset upkeep and reduce liability concerns.
  • Oversee, as needed, operation, diagnostics, and preventive testing for major building systems such as chilled water systems with fan coil units, air handling units, rooftop units, boilers, plumbing and water distribution systems, pumps and motors, variable frequency drives, domestic hot water heaters, BAS, electrical distribution systems, switchgear, generators, UPS, elevators, parking structure systems, entrance and exit gates, overhead doors, roofing systems, exterior wall systems, curtain walls, and insulated glass units.
  • Run diagnostics and preventive testing for life-safety equipment including fire pumps, fire alarm panels, sprinkler systems, alarms, backflow preventers, smoke detectors, CO2 sensors, fire extinguishers, emergency lighting, exit paths, and fire dampers.
  • Help develop emergency and disaster readiness plans and procedures.
  • Manage keys securely, unlock units when needed, and escort vendors as required.
  • Schedule and coordinate vendor and contractor visits with supervisor approval.
  • Work with the supervisor to plan daily maintenance priorities and assignments.
  • Identify issues and complete routine repairs promptly and professionally.
  • Close all service requests each day.
  • Keep detailed records of work performed, parts used, materials needed, and follow-up actions, with clear notes, date, and signature.
  • Build positive relationships with residents, staff, contractors, and management through professional and helpful communication.
  • Inspect vacant apartments, note repair needs, and update the supervisor on required work.
  • Handle apartment turnover tasks such as appliance repair, carpentry, plumbing, fixture work, painting, and basic electrical and lighting repairs to meet completion deadlines.
  • Inspect indoor common areas and exterior spaces regularly to ensure daily upkeep and working light fixtures.
  • Complete preventive maintenance on equipment and operating systems to support warranty requirements and longer service life.
  • Clean coils and condensers, lubricate equipment, replace or maintain filters, and complete minor assigned repairs.
  • Clean up work areas and maintenance shop spaces so they remain orderly and safe.
  • Track parts and supply inventory as authorized.
  • Organize workshops, storerooms, boiler rooms, and utility rooms.
  • Clean pools and maintain chemical levels when needed.
  • Pressure wash sidewalks, buildings, and pool decks.
  • Assist with snow removal when required.
  • Respond to after-hours emergencies as directed by the supervisor or manager.
  • Take part in training related to job duties when required.

Requirements

  • High school diploma, GED, or trade school diploma, along with 3 to 5 years of full-time general maintenance experience, or an equivalent mix of education and experience.
  • HVAC certification and EPA 608 certification covering Core, Type I, Type II, and Type III.
  • Certified Pool Operator certification, or a plan to obtain it within six months.
  • Strong written and verbal communication skills.
  • Working knowledge of key control and security systems.
  • Safety-minded approach, reliable attendance, strong punctuality, ability to handle pressure and urgent deadlines, and flexibility for evenings, weekends, and after-hours emergencies.
  • Valid driver’s license.
  • Ability to use or quickly learn computer systems relevant to the role, including Entrata, CMMS, Building Automation Systems, and Digital Control Systems.
  • Willingness and ability to travel when needed.
  • Physical ability to stand for 8 hours or more and lift up to 100 lbs as required.

Operational Details

The role is based at the assigned property, with periodic travel possible. It also includes on-call coverage except during approved paid time off periods.
