Interior Site Supervisor - Villa Project Manager

About the Role

Golden Real Estate is seeking a seasoned Project Manager/Site Engineer to independently oversee interior and finishing tasks at a luxury residential villa located on Sarjapur Road, Bengaluru. This role entails representing the owner's interests to guarantee top-quality workmanship, effective cost management, and adherence to project timelines.

Key Responsibilities

• Oversee daily onsite operations ensuring smooth workflow.
• Manage and coordinate all contractors and vendors involved in the project.
• Supervise installation of marble and stonework with attention to leveling, alignment, joint spacing, pattern consistency, edge finishing, and polishing.
• Monitor works related to false ceilings (Gyproc/POP), painting, flooring, carpentry, modular kitchen setups, wardrobes, aluminum and glass elements, and staircases.
• Coordinate the installation of electrical systems, plumbing, HVAC, home automation, and lighting fixtures.
• Conduct thorough verification of material quality before installation to confirm approved materials are used.
• Perform detailed quality inspections to identify and address defects prior to work approval.
• Maintain strict adherence to the project schedule to ensure timely completion.
• Measure completed work accurately and validate contractor billing.
• Prepare detailed daily progress reports with photographic evidence and provide weekly status updates.
• Liaise with architects, interior designers, consultants, and suppliers to streamline project execution.
• Ensure safety protocols are followed, maintain site cleanliness, and proper storage of materials.
• Immediately report any issues related to quality, design, or execution to the owner.

Qualifications & Experience

• Diploma or Bachelor's degree in Civil Engineering or Architecture.
• At least 4 years of hands-on experience managing luxury residential villa interiors and finishing jobs.
• In-depth knowledge of marble, granite, false ceilings, painting, woodwork, aluminum systems, plumbing, and electrical finishing.
• Proficient in reading architectural, interior, and MEP drawings.
• Strong communication and coordination capabilities.
• Familiarity with Microsoft Excel and use of WhatsApp for project reporting.

Preferred Background

Candidates with prior experience managing premium villas, upscale apartments, or high-end residential developments will be given preference.

Reporting Structure

This position reports directly to the villa owner, providing daily updates and weekly progress summaries.

Compensation

Salary is negotiable and will be determined based on the applicant's experience, academic credentials, and contribution to the project.

Project Duration

The role spans approximately 10 months or until the project is completed.
