The Director of Security is a non-exempt leadership position responsible for overseeing daily security activity across multiple Class A commercial buildings in Atlanta, Georgia. The role keeps all posts covered, ensures officers follow standards, and helps protect tenants, visitors, and property assets. Core Responsibilities
- Oversee on-site security staff assigned to lobbies, patrol duties, and access control.
- Make sure post instructions are understood and carried out correctly.
- Keep an eye on CCTV, alarm systems, and access control platforms.
- Handle emergency situations such as fire alarms, medical incidents, power outages, and disturbances.
- Work with police, fire services, and EMS when an incident requires external support.
- Perform safety checks and identify potential risks.
Staff Leadership
- Build and maintain officer schedules, including call-offs, shift gaps, and overtime coverage.
- Hold staff accountable to post orders, uniform expectations, and company policies.
- Review performance, address conduct or performance concerns, and document disciplinary action when needed.
- Train newly hired officers and provide continuing coaching and support.
Client, Tenant, and Visitor Service
- Serve as the primary contact for tenants and visitors with security-related concerns.
- Maintain a visible, approachable, and professional presence across assigned properties.
- Respond quickly to tenant concerns, service requests, and security matters.
- Ensure the security team delivers strong service to tenants, visitors, and vendors.
Incident Handling and Reporting
- Respond to alarms, disturbances, emergencies, and other security incidents.
- Prepare clear, complete, and accurate incident reports.
- Escalate issues to management when necessary.
- Support investigations and any required follow-up actions.
Building Operations, Policy, and Compliance
- Partner with property management and engineering teams.
- Oversee loading dock operations and vendor access.
- Check that parking systems such as gates, arms, and traffic flow are working properly.
- Complete daily activity reports, shift summaries, and incident records.
- Assist with verifying timekeeping and supporting shift scheduling.
- Track overtime usage and flag staffing needs.
- Enforce safety procedures and emergency response protocols, including fire, evacuation, and medical situations.
- Ensure adherence to company rules, local laws, and property standards.
- Spot and report security risks, hazards, or maintenance issues.
Required Qualifications
Candidates should be at least 21 years old and hold a high school diploma or GED. A minimum of 2 to 3 years of security experience is required, ideally in Class A or commercial real estate settings, along with prior experience as a supervisor or lead officer. The role calls for strong leadership, communication, and conflict resolution abilities, plus the capacity to manage multiple priorities and sites during a busy shift. Applicants must be comfortable writing reports and using basic computer systems for incident reporting, access control, and CCTV. A valid driver's license and clean driving record are also required.
Certifications and Compliance
