Overview
ANF Group, Inc. is looking for an Assistant Project Manager for an upcoming construction project in Davie, Florida. In this position, you will support the Project Manager in the everyday coordination, oversight, and delivery of one or more projects, helping keep work on track for schedule, budget, and contract goals across estimating, bidding, scheduling, and contract administration.

Key Responsibilities
- Support the Project Manager in planning the construction approach for the project.
- Help oversee Project Engineers in their day-to-day tasks and workflow.
- Contribute to cost estimating for assigned projects.
- Collect bids from subcontractors and material vendors.
- Prepare subcontracts and purchase orders after receiving approval from the Project Manager and Lead Superintendent.
- Assist with start-up and close-out documentation, including warranty coordination and tracking.
- Help secure required permits and licenses.
- Work with the Lead Superintendent, Project Manager, and Scheduling team to develop the project schedule.
- Support preparation of monthly payment applications.
- Help build the Master Cost Breakdown and related project cost tools.
- Ensure fully signed subcontract and purchase order agreements, insurance records, bonds, and other required project documents are collected and maintained.
- Track shop drawings, contracts, submittals, RFIs, change orders, material deliveries, and similar project logs.
- Assist in preparing monthly job status reports.
- Maintain a solid working knowledge of plans, specifications, owner contracts, subcontracts, purchase orders, correspondence, shop drawings, submittals, and all other project records, including accurate as-built documentation.
- Support collection from the owner and help ensure invoices are processed and paid promptly through to subcontractors.
- Draft change proposals, support negotiation and execution of change orders, and issue them to subcontractors and other parties as directed.
- Record potential schedule impacts and alert management quickly so extension-of-time or additional-cost requests can be submitted under the contract.
- Keep the Project Manager informed of any project risks, issues, or problem areas.
- Assist with developing and carrying out the punch list process.
- Participate in or lead post-bid, buyout, O/A/C, coordination, subcontractor, staff, and scheduling meetings.
Qualifications
A four-year degree in a construction-related discipline such as BSCE, BSCM, or BSAE is preferred, though equivalent relevant experience may be accepted in place of a degree. The role calls for at least 3 years of construction-related experience, preferably in a Project Engineer role, and 1 year of Assistant Project Manager experience is preferred. Experience on healthcare projects is a plus. Strong capability in estimating, scheduling, budgeting and cost control, field supervision, financial reporting, client relations, interpersonal communication, computer use, safety and insurance matters, and both written and verbal communication is expected.
